The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:

1. Grading plan clearly marked "GRADING PLAN".
2. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
3. List administrative address/site address on plans.
4. Provide a Location Map (3" = 1 mile)
5. Show all symbols in the legend.
6. List all Cut and Fill quantities in cubic yards. If both are 0 cy, please list.
7. Stamped approved by a Civil Engineer if cut and fill exceeds 5,000 cubic yards. It appears that the cut and fill are under estimated. Please revise.
8. Call out surface paving material.
9. Curb and Gutter elevation include drainage flow with percent slope.
10. Show details of all surface materials.
11. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback.
12. Call out the names of all washes.
13. Show the 100-year flood peak discharge.
14. Cut or fill slopes require a 2' minimum setback from property line.
15. All proposed fill to conform to Section 13 of the 2000 IBC - Address grade differential of proposed lot grades from the existing buildings adjacent to the graded site - 2' minimum setbacks from top and toe or cut of fill slopes.
16. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
17. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.
18. Call out peak discharges entering and exiting the site.
19. Show details of all surface and subsurface drainage devices.

The area to be disturbed during the course of this project appears to be in excess of 1 acre. Develop a Stormwater Pollution Prevention Plan and submit three copies for review.
Also submit three copies of signed Notices of Intent for each operator.
The stormwater plan must address all areas disturbed during the course of this project including the access easement and the demolition of any structures in the project area.
