SUMMARY: Engineering Division has reviewed the grading plan received on 14 JAN 2003. Approval of the grading plan is not recommended at this time. The following comments are offered:


GRADING PLAN COMMENTS:

1. The proposed finished floor elevations on the plan exceed those depicted on the approved Tentative Plat. The applicant should consult the required procedures for differential grading criteria for all applicable lots, or revise grades and finished floor elevations to ensure grading differentials do not exceed 2 feet. (Ref. Chapter 36 - Excavation and Grading - Section 13, 2000 International Building Code).

2. Provide a current administrative/site address.

3. Provide the proper "Blue Stake" number, included in grading note # 1 and lower right corner of sheet 2.

4. Depict the Grading Limits on sheet 2, as noted in general grading note 4.

5. Include reference to Chapter 36, 2000 International Building Code (IBC) in the "General Notes " section.

6. Correct the key map scale on sheet 1.

7. Correct the typical lot drainage direction arrow, on the south side of lot 27 (detail in center of sheet 2).

8. A floodplain use permit will be required prior to grading permit issuance.

9. Provide dimensions in the water harvesting and lot cross-section details - sheet 2.

10. The approved Tentative Plat depicts a Q100 of 13 cfs exiting the site near lots 10-12. It appears this may be existing offsite flow from the south to be accommodated and conveyed to the west. Please address this flow pattern to these lots on the plan.

11. Please provide a copy of the soils investigation report with the resubmittal.

12. A separate right of way excavation permit will be required for the offsite work - contact Permits and Codes Section, Engineering Division, Tucson Department of Transportation (791-5100) for questions relating to this requirement.
