Jonathan Ave. REVIEWER: Doug Williams DATE: 7 JAN 03 ACTIVITY NUMBER: T02OT01993 SUMMARY: Engineering Section has reviewed the floodplain use permit application received on December 20, 2002. Floodplain approval is not recommended at this time. Resubmittal is required. FLOODPLAIN USE PERMIT COMMENTS The floodplain use permit may not be approved as submitted. Floodway fringe development must meet the minimum requirements as outlined in the Tucson City Code (TCC), Article I Division 1, Section 26 (Floodplain and Erosion Hazard Management Regulations). Specifically, the applicant must demonstrate compliance with the following: 1) TCC, Sec. 26-5.2.3: demonstrate no adverse impact to adjacent properties. 2) TCC, Sec. 26-5.2.5: demonstrate or state that there will be no increase in the base flood elevation by more than on tenth of a foot. 3) TCC, Sec 26-5.2.9: provide notation regarding minimum finished floor elevation proposed. An elevation certificate will be required by this office, per this section of the code. 4) TCC, Sec. 26-5.2.12: show minimum pad elevations for all utilities, per this section. 5) TCC, Sec. 26-8 D2: demonstrate that the building line shall extend no less than 25' landward from the edge of the fill, unless a study demonstrates a lesser distance is acceptable by this office. 6) TCC, Sec. 26-11.2 A 2 e; provide the hydrologic and hydraulic calculations necessary demonstrating compliance with this section. 7) TCC, Sec. 26-5.2.12: Per telephone conversation, riprap was to be provided on building pad slopes. Label and depict such on the plan, with thickness, D50 on filter fabric, and provide D50 sizing calculations. 8) TCC, Sec.26-5.2.13: Add a general note to the plan stating, "No additional walls or fences will be allowed in floodplain areas. 9) Provide wall opening calculations for any existing and/or proposed walls on the property to show that 100-year flooding is accommodated without any ponding and/or adverse impact to adjacent properties. Any proposed walls must be addressed in the drainage report and approved by this office. 10) Clarify labeling for section B, describing the 100-year water surface elevation (wsel). 11) Provide a bound copy of the submitted analysis with attachments, or provide sealed details for structural design for anchoring 12) Provide calculations demonstrating that all weather access will be in accordance with Development Standard 10-02.0, Page xvii (Standards Manual for Drainage Design and Floodplain Management - SMDDFM). 13) Please assure legibility of all delineations on plan. A review fee of $150.00 is required, as stated in section 26-11.2 i. The applicant should ensure that the minimum requirements for drainage report content are addressed, which pertain to this development, as outlined in Development Standard. 10-02.0 (SMDDFM), Section 2.3.
