RESUBMITTAL REQUIRED: Drainage statement


The Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.


Drainage Statement:


1. The roof drains must be elevated above the base flood elevation and extended beyond the floodwall.
2. Consult Technical Bulletin 102, Chapter III for floodwall design and must be reviewed be the appropriate section of DSD.
3. Consult Technical Bulletin 102, Chapter III for an acceptable form of a flood proof sealant.
4. The floodwall as well as any surface exposed to the flood must also include a sealant to the minimum height of the BFE.
5. The floodwall shall be constructed to a height of 1.5' above the BFE.
6. Depress the existing landscaping between the floodwall and the south side of the building 6" to capture any nuisance rain fall.

PROPERTY OWNER'S NAME: Baps West-Inc.

The applicant is authorized to use a portion of the flood hazard area in the City of Tucson on the property described as (legal description):

Bronx Park Lots 1, 2, 3 and 12 of Block 54, Book 3, Page 117 for the purpose of flood proofing an existing commercial building by construction of a masonary flood wall.

The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit.

The following conditions shall apply to this permit. (Or refer to Chapter 26 page 35)

1. All work shall conform to the attached plans (Drainage Statement) which are made part of this permit.

2. The roof drains shall be extended through the flood wall and capped with a flap gate. Applicant shall supply specifications of the flap gate to DSD engineering/floodplain.

3. The lowest elevation of the floodwall shall be 1' above the base elevation or a minimum of 2357.40 feet above mean sea level, National Geodetic Vertical Datum 1929 (NGVD 1929), as Certified by a Registered Land Surveyor. This certification must be completed and returned to the Development Services Dept., The Office of the City Engineer, Engineering Section on the 1st. floor of the County/City Public Works Building at 201 N. Stone Avenue. This Certification must be completed immediately after the finished floor is constructed. Please call Development Services Department at 791-5550 or 740-6970 (IVR) for inspection prior to any wall construction.

4. The existing drainage patterns at the property lines shall not be obstructed.

5. Within 5 (five) days of issuance of this permit, through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under requirements of City of Tucson Floodplain Use Permit No. T02OT01317. For information please call 791-5550."

6. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.

7. This permit becomes invalid and is subject to additional floodplain review, if any required development permit (s') changes the configuration of the structure and or site development.

8. An approved sealant or approved equal by FEMA shall be applied to all surfaces in contact within the floodplain to a minimum elevation equal to the base flood or 2356.30. The applicant shall provide the specification(s) of the sealant and maintenance on an annual basis or per manufacture's specifications.

9. Depress existing landscaping between floodwall and building a maximum of 6" to contain nuisance flow.




This Floodplain Use Permit will be automatically revoked and becomes invalid if conditions set forth in this permit are not complied with. Also, this permit will expire one year from its date of issue. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Section.
