Please revise the vehicle parking calculation and indicate the location of all vehicle parking spaces on the plan.
b) Upon further review, disabled parking spaces are not required. If you choose to provide disabled parking spaces, refer to ICC Chapter 5 Section 502 for accessible parking space requirements.
D.S. 2-02.2.1.A.8/ L.U.C. 3.3.4/ D.S. 2-02.2.2.A.4

2. a) Revise bicycle parking calculation to reflect the correct number of vehicle parking spaces provided as indicated in above comment 1a.
b) Add the area required for maneuverability to the bicycle parking space detail or indicate the area on the plan. Per D.S. 2-09.6.2, a five (5) foot wide access aisle measured from the front or rear of the 72 inch long parking space must be provided beside each row or between two (2) rows of bicycle parking.
c) Per D.S. 2-09.5.1, project entry and directional signs must be provided to direct bicyclists from the public right-of-way to the bicycle parking facility. Indicate the location of the project entry and directional signage on the plan.
D.S. 2-02.2.1.A.9/ L.U.C. 3.3.4/ D.S. 2-09/
D.S. 2-02.2.2.A.4

3. a) Per D.S. 2-08.3.1, within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located along Stone Avenue. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas.
b) Per D.S. 2-08.4.1, sidewalks must connect all areas of the development and must also connect to the pedestrian circulation path located in any adjacent street. Per D.S. 3-01.3.3.A.4, a sidewalk is not required along the length of the street frontage with an ADT of less than 140, provided the street has vertical curbs and concrete driveways providing pedestrian access to a dwelling. A five (5) foot pedestrian refuge must be provided for pedestrian access to the Stone Avenue pedestrian path as required in D.S. 2-08.3.1.
D.S. 2-02.2.1.A.12

09/18/2002 DAN CASTRO HANDICAP-SITE REVIEW Passed Upon further review, disabled parking is not required for this project. If you choose to provide disbaled parking, please refer to ICC Chapter 5 Section 502 for disabled parking space requirements. Additional comments may be frothcoming if disabled parking is to be provided.
09/24/2002 JIM TATE ENGINEERING REVIEW Denied The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

SITE PLAN

1. The Drainage Report was reviewed for Site Plan purposes only.

2. A Grading Permit is required. The Site Plan shows an estimated fill quantity of 2475 yds. The Plan indicates that the existing grade is relatively flat and finished grades are just slightly above existing grades. The estimated fill quantity appears to be incorrect. The existing and proposed grades on the Grading Plan must be based on City of Tucson Datum, including City Field Book and page number.

3. Show the driveways as being concrete. Otherwise, sidewalks are required. DS 3-01.3.3.A.4

4. Relocate the dumpster. The solid waste vehicle can not back up more than 40 ft. Or obtain written approval from Solid Waste for the proposed location.
DS 6-01.4.1.C

5. Show the quantity of offsite flow from the east.

6. Sidewalk is required on Stone. This is an MS&R street so a 6 ft. wide sidewalk is required.

7. The Plan specifies that there is a 35 ft. ingress/egress easement. Zoning has required documentation on this easement (see zoning comments). If this is an easement for adjacent property owners to access their properties than the roadway curbs would have to be eliminated at the locations that those property owners use for access. It appears that there is parking immediately south of the proposed ingress/egress street. Please provide a copy of the last approved site plan for the property between the proposed development and Stone in order to determine that proper ingress/egress to that property has been provided.

DRAINAGE REPORT

1. Quantify offsite flow from the east. This flow enters the property through the existing wall openings on the east property line. This flow must be added to the proposed street flow.

2. The proposed storm drain will require a PIA from transportation. Contact Steve Tineo 791-4251 for requirements.

09/30/2002 JOE LINVILLE NPPO REVIEW Denied 1) COMPLETION OF SITE IMPROVEMENTS INCLUDING WALL CONSTRUCTION AND MODIFICATION AND DRAINAGE IMPROVEMENTS MAY CREATE SITUATIONS WHERE COMPLIANCE WITH PLANT PRESERVATION STANDARDS IS IMPOSSIBLE. REEVALUATE THE NUMBER AND LOCATIONS OF PLANTS PROPOSED FOR PRESERVATION AND REVISE THE PLAN AS NECESSARY.

2) ADD A GENERAL NOTE TO THE SITE/GRADING PLAN INDICATING THAT A NATIVE PLANT PRESERVATION INSPECTION IS REQUIRED PRIOR TO ANY DISTURBANCE. CALL 791-5550 EXT. 1140 TO SCHEDULE.
09/30/2002 JOE LINVILLE LANDSCAPE REVIEW Denied 1) LANDSCAPE NOTES ON SHEET L3 INDICATE THAT DG WILL BE INSTALLED TO ALL AREAS DESIGNATED, ALTHOUGH NO DESIGNATIONS APPEAR. THE PLAN MUST BE REVISED TO SHOW DG OR AN APPROVED ALTERNATIVE FOR ALL AREAS OF THE SITE NOT OTHERWISE DEVELOPED OR IMPROVED. LUC 3.7.2.7

2) REVISE THE LANDSCAPE PLAN TO MATCH THE SITE PLAN AS REVISED. CURRENTLY THERE IS A DISCREPANCY REGARDING REFUSE STORAGE AREA LOCATIONS. DS 2-07.2.0

3) INTERIOR LANDSCAPE BORDERS ARE REQUIRED ALONG THE NORTH EAST AND SOUTH PROPERTY LIMITS . REVISE THE LANDSCAPE PLAN TO INCLUDE A MINIMUM OF ONE TREE FOR EVERY THIRTY THREE FEET. LUC 3.7.2.4 THE TREES MUST BE LOCATED WITHIN TEN FEET OF THE PROPERTY LINE OR BETWEEN THE PROPERTY LINE AND THE PRINCIPAL USE IF A VEHICULAR USE AREA IS LOCATED ADJACENT TO THE PROPERTY LINE.

4) ADDITIONAL PLANTING SHOULD BE INCLUDED WITHIN THE RETENTION/DETENTION BASINS IN COMPLIANCE WITH DS 10-01.0 THE STORMWATER RETENTION DETENTION MANUAL. THE ADDITION OF ADDITIONAL SHRUBS AND GROUNDCOVER PLANTING IS REQUIRED.

ADDITIONAL CHANGES MAY BE REQUIRED IN ORDER TO COMPLY WITH NPPO REQUIREMENTS TO PRESERVE EXISTING PLANTS.
