The Site Plan (SP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please complete lot dimensions and bearings D.S. 2-02.2.1.5. The overall dimensions are preferred.
2. Please provide adjacent property grades for review in accordance with in 2000 IBC section 13 concerning fills. The FFE are the elevations that are the most important. Show the FFE's to the North of the property.
3. Show existing and if applicable future sight visibility triangles on Bellevue Avenue. The proper distance for a P.A.A.L. to a local street is 185'x110'. Please revise plans.
4. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. The shown patterns and grades are acceptable. Please show compliance with the basin design requirements per Storm Water Detention/Retention Manual chapter 3.6.
5. Please add basin responsibility note to general notes.
6. A separate grading submittal will be required due to the excess of 50 yards cut/fill.
7. Call out the slopes on cross-section A-A.
8. Show existing topography at intervals not exceeding 2' with CI called out and/or spot elevations per D.S. 2-01.2.1.23. Call out the CI below the north arrow.
9. Show location and access of refuse container per D.S. 6-01. Its appears that the turning radius does not meet the minimum criteria for service vehicles (50' Min.).
