The plan for the tenant improvement is not sufficient for the current review. The following items were noted in the preliminary review: The new AC unit requires screening per LUC Table 3.8.6-I. Provide information on how compliance is achieved. It appears that portions of the vehicular use area and new structure are proposed within what is labeled as the "existing City of Tucson 10' landscape buffer" on the tenant improvement plans. These elements are not allowable within the required buffer. Revise plans as necessary to provide a minimum 10' wide street landscape border. LUC 3.7.2.4 The code review checklist submitted includes reference to landscape requirements and native plants. Based on proposed modifications to the site a revised landscape plan will be required per DS 2-07.2.0. "The landscape plan serves as the document on which the intent to comply with the requirements of Sec. 3.7.0 of the LUC is noted. The landscape plan is kept on file and becomes part of the permanent record for the subject site. Any change in design or land use requires a new review and approval process for the landscape plan." The statement regarding native plants should be submitted on the NPPO application for exception and must be accompanied by materials as outlined in 2-15.2.0. These items may include the approved landscape plan for the site that shows that no native plants will be affected by development or pictures of any vegetation in the affected areas. |

Show existing and future site visibility triangles per the Major Streets and Routes plan. 3. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 4. A DSMR request is required for any construction in the future sight visibility triangle. 5. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. 6. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S 3-01.4.4. 7.
