Site Plan Review (2nd review)
TRANSMITTAL: July 24, 2002

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.
CODE SECTION/
DEVELOPMENT
STANDARD

1. Per the Assessor's Map on line via internet it appears that two separate parcels make up the proposed development, the northeast portion of lot 3 which measures at 50 feet by 90 feet and the south 50 feet by 190 feet of lot three (3). The "Residential Property Record Card" provided with this site plan submittal clearly indicates the description of the south 50 feet of lot 3 block 3. If a Parcel Tax Code combo has been processed through the Pima County Assessor's Office please provided a copy of the document. The recorded "lot combo covenant" is also required. The site plan cannot be approved until these two issues have been resolved.

(Previous Comment: Add the legal description of the parcel to be developed. Lot 14 has been split into two separate parcels. The east half does not meet the minimum lot size requirement of 5000 square feet for a single-family dwelling development and the west half of lot 14 would need to meet the development requirements for the existing use. (The west parcel must meet all requirements for the existing development, such as, lot coverage, density, setbacks to the new lot line, etc. Provide the required information on the plan to verify compliance.) When was the lot split and was the lot split approved through the City of Tucson Development Services Department process? Provide the documentation with approval stamps or memo of the split or a 20-year history of lot 14.)
DS 2-02.2.1.A.2

2. See related comment one (1). (Previous Comment: A lot combo and a lot combo affidavit will be required. The lot combo form must be filled out at the Assessor's Office. The Lot Combo affidavit is attached to the site plan application or you may request from the Zoning Reviewer (David Rivera). The affidavit must be recorded.
DS 2-02.2.1.A.5

3. A back up spur is required at both ends of a row of parking. A back up spur was provided at one end of the row of parking (east side) but was not provided along the west side. Please revise as required.

The sidewalk along the west side must connect. See redlines for sample.

(Previous Comment: The number of vehicle parking spaces required is based on the number of bedrooms per unit. Indicate the number of bedrooms for each unit. (1 bedroom requires 1.5 spaces each, 2 bedroom units require 2 spaces each, 3 bedroom units require 2.25 each)

The vehicular use area must be designed to meet the following criteria. The minimum width of a two way PAAL is 24 feet. The PAAL area behind the handicap parking space is 15 fifteen. A backup spur is required at both ends of the row of parking. See DS 3-05.2.2.D
DS 2-02.2.1.A.8

2. Please indicate (Draw) the hydrologic grade line on the aerial.
3. The Basin factor in the Hydrolic Data Sheet is not correct, please revise.
4. The TSMS nodes on the City of Tucson web site, TDOT, are noted as: At the intersections of Pima Street and Belvedere Ave. the Q100 is 1230 cfs. At the intersection of Grant Road and Belvedere Ave. the Q100 is 1275 cfs. From this data we can assume that the hydrology report is incorrect. Please re-compute.
