Site Plan Review (1st review)

TRANSMITTAL: March 22, 2002

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. (Add the legal description of the parcel to be developed.) Lot 14 has been split into two separate parcels. The east half does not meet the minimum lot size requirement of 5000 square feet for a single-family dwelling development and the west half of lot 14 would need to meet the development requirements for the existing use. (The west parcel must meet all requirements for the existing development, such as, lot coverage, density, setbacks to the new lot line, etc. Provide the required information on the plan to verify compliance.) When was the lot split and was the lot split approved through the City of Tucson Development Services Department process? Provide the documentation with approval stamps or memo of the split or a 20-year history of lot 14.
DS 2-02.2.1.A.2

2. A lot combo and a lot combo affidavit will be required. The lot combo form must be filled out at the Assessor's Office. The Lot Combo affidavit is attached to the site plan application or you may request from the Zoning Reviewer (David Rivera). The affidavit must be recorded.
DS 2-02.2.1.A.5

3. Building setbacks meet requirements based on the building height as indicated in general note 12. Please clarify if the building height as noted is to the top of parapet or gable roof.
DS 2-02.2.1.A.7

4. The number of vehicle parking spaces required is based on the number of bedrooms per unit. Indicate the number of bedrooms for each unit. (1 bedroom requires 1.5 spaces each, 2 bedroom units require 2 spaces each, 3 bedroom units require 2.25 each)

The vehicular use area must be designed to meet the following criteria. The minimum width of a two way PAAL is 24 feet. The PAAL area behind the handicap parking space is 15 fifteen. A backup spur is required at both ends of the row of parking. See DS 3-05.2.2.D
DS 2-02.2.1.A.8

5. Bicycle parking is not required for this development. Four or more units would require that bicycle parking be provided based on the total number of vehicle parking space to be provided. If the bicycle parking facility is to be provided as shown on the plan the facility will be in the area of the required backup spur. Please dimension the facility area to ensure that it meets the requirements of D.S. 2-09. Please relocate as required.
DS 2-02.2.1.A.9

6. If applicable indicate graphically on the plan existing or proposed freestanding signage and lighting layout.
DS 2-02.2.1.A.13
DS 2-02.2.1.A.25

7. See landscape review comments regarding requirements for landscape borders, screening, and NPPO.
DS 2-02.2.1.A.27

8. Add the zoning classifications of the adjacent parcels. The classifications are R-2 for the surrounding parcels including across Belvedere Avenue.
DS 2-02.2.1.A.28

9. Add the existing and proposed use. The proposed use should be listed as " Residential Use - Multi-family development DD "K" Subject LUC section 3.5.7.1.F".
DS 2-02.2.1.A.31

10. Please add a lot coverage calculation. The coverage calculation should include the buildings and vehicular area as defined in the LUC section 3.2.9.
