Drexel Road Sunny Side Headstart School Site Plan Review (1st review) TRANSMITTAL: April 01, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. A lot combo covenant is required in addition to the tax code parcel combo form, which appears to have been completed. The lot combo covenant must be recorded and a copy of the recorded document must be provided with the next submittal package for review. For your convenience, I have attached a copy of the required document to the application. If you would like to have the lot combo document emailed to you please call me or email me with the request. This will certainly cut down on the process time for you and us. Permits cannot be issued until such time as the covenant has been recorded and provided to the Development Services Department - Zoning Review Section. DS 2-02.2.1.A.5 2. Not Used 3. Please indicate the Leghorn Avenue future curb location. Leghorn is not a major street but at sometime in the future a cur and sidewalk will constructed. The building setback from Leghorn Avenue must be based on the greatest of 21 feet or the height of the structure from the nearest edge of travel lane. I realize that at this time there is no existing curb or sidewalk and the street building setback has been properly shown. Please contact the Engineering Section to assist in determining the future curb location for a local street. DS 2-02.2.1.A.7 4. Please add a fully dimensioned detail drawing for the bicycle parking facilities that demonstrates compliance with D.S. 2-09. The facility is not visible from the street and therefore the cyclist must be directed to the facility by directional signage. Please add the directional signage to the plan and annotate. DS 2-02.2.1.A.9 5. At least one sidewalk will be provided from each street on which a project has frontage. A sidewalk must be provided from the Leghorn Avenue area to the project. See D.S. 2-08.4.1 DS 2-02.2.1.A.12 6. If applicable, indicate the locations of existing or proposed freestanding signage or existing billboards. The location, type and size must be annotated. DS 2-02.2.1.A.13 7. If applicable, indicate graphically existing or proposed freestanding lighting. The type of lighting and pole heights must be annotated. DS 2-02.2.1.A.25 8. Add a wheel stop barrier to the six (6) parking spaces adjacent to the landscape border along the northwest corner of the site. The barrier is shown on the landscape plan but was not added to the site plan. See landscape review comments regarding landscape borders, screening, and NPPO requirements. DS 2-02.2.1.A.27 9. Under general note one (1) add the existing use. If vacant state so. DS 2-02.2.1.A.31 10. Indicate graphically or by notes in all other instances how all of the special exception conditions have been met. The dedication of land for the Drexel right-of-way must be completed prior to approval of the site plan. The docket and page numbers for the dedication must be listed.
