In order to continue and expedite the permit process, please provide either the most recent assessed value or a recent appraisal of the existing structure. Additionally, provide the proposed expansion cost estimate. If the cost estimate equals 50% or more of the value of the existing building (as determined by the assessors estimate or a recent appraisal), we will issue a floodplain permit which will require the finished floor elevation of the whole structure to be at or higher than the required elevation (2616' above sea level, NGVD 1929. The required elevation shall be set in the field and certified after the completion of the construction, by a registered land surveyor). If the expansion cost is less than 50% of the value of the existing structure, we will issue a floodplain use permit to document the proposed addition and keep track of future additions. Lehigh Drive T14S, R15E, SECTION 18 This office has reviewed the Floodplain Use Permit application for the above-referenced property and have determined it to be a nonconforming structure with a total proposed improvements equaling less than 50% of the structures current assessed value. A floodplain use permit, for the proposed improvements on the subject structure, has been issued. A $50.00 fee has been charged for this permit. T02CM00195 ADDRESS: 726 South Lehigh Drive PROPERTY OWNER: Jeff Corotes The applicant is authorized to use a portion of the FEMA flood plain, the property described as (Legal Description): Yale Estates, Lot 4, Blk. 9 For the purpose of an addition to an existing residence. In reviewing this Floodplain Use Permit Application for an addition to a structure at the subject location, it has been concluded that the proposed improvements are equal to 49.7% of the current market value of the structure. The proposed improvements are not subject to the Floodplain and Erosion Hazard Area Regulations. However, when the cumulative improvements equal or exceed 50% of the current market value of the structure no other improvements will be permitted unless the structure is brought into compliance with the City of Tucson Floodplain and Erosion Hazard Area regulations. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The applicant attest to the fact that the construction plans and documents submitted for the Substantial Improvement/Damage Evaluation are all of the improvements/repairs that will be done to the existing building and that all additions, improvements, or repairs on the subject building are included in the construction plans and documents herewith.
