Navajo Owner - Hani Barghout The applicant is authorized to use a portion of the floodplain (FIRM Pannel # 1638K-Navajo Wash) in the City of Tucson, described as (legal description) Lot 7, Blk 5, Sawtelle Place. The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercoures Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referenced below, as determined by the Cuty Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit. The following conditions apply to this permit. 1. All work shall conform to the attached plans: Drainage Report, 113 West Navajo Road, which is made part of this permit. 2. Any building shall be placed on a engineered pad, compacted to 95% density, extending twenty five (25) feet beyond the building foundation, unless a study prepared by a state-registered professional civil engineer and approved by the city engineer shows that a lesser distance is accepteble. 3. The lowest finished floor of the building in the property under this permit shall be placed upon a dirt, concrete, or similar type solid pad a minimum of 2334.37 feet above mean sea level, national geodetic vertical datum (NGVD), 1929 as Certified by a Registered Land Surveyor. This certification must be completed and returned to the Office of the City Engineer, Engineering Section- Floodplain on the first floor of the County/City Public Works Building at 201 N. Stone Avenue. This certification must be completed immediately after the floor slab is constructed, please call the Floodplain Office for inspection prior to construction of walls. 4. Chain link fencing shall be used on the east and west property lines for screening and privacy if necessary. Storm water harvesting via 600 SF area 4 inches deep is required, reference Drainage Report. 5. Within 5 (five) days of issuance of this permit, through completion of this project, notification must be posted and maintained in a conspicuous place on the job site stating "Construction proceeding under the requirements of City of Tucson Floodplain Permit NO. T02OT00170. For information please call 791-5550. 6. Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties. 7. This permit becomes invalid and is subject to additional floodplain review, if any required development permit(s) changes the configuration of the structure or site development. |
