CODE SECTION/ DEVELOPMENT STANDARD

1. a) The last approved site plan (year 2000), indicates existing uses (medical office and health club) which require more parking than the retail/ administrate professional office use indicated on the proposed site plan. If the site is proposed for retail/administrative professional office uses only, uses which require more parking than 1 space per 200 square feet of GFA will not be permitted. Since the parking calculations for the mixed use criteria are based on the existing uses, please note existing uses of all tenants on the site plan to verify parking requirements.
b) Under the Mixed Use definition in LUC 6.2.13, the number of curb cuts is limited to two (2) or less, unless a greater number is approved by Traffic Engineering. This site has four (4) existing curb cuts. Please provide written approval from Traffic Engineering (for information please contact Zelin Canchola at 791-4541).
c) The "existing medical office building" and "existing bank building" shown on the proposed site plan were not included in the parking calculations on the last approved site plan from 2000. Please provide recorded cross access and parking agreement for the two buildings. As proposed, the two buildings will be required to be included in the parking calculations for this site reciprocally and in perpetuity.
