This requirement applies to all areas of the site. Please include the provision for decomposed granite, or equal, for all disturbed undeveloped areas of the site. LUC 3.7.2.7 2. Portions of the vehicular use area located within 100 feet the adjacent street must be screened. Revise the plans to provide a 5' high screen between the landscape border and the vehicular use area. LUC Table 3.7.2-I 3. A minimum 10' landscape border as well as a 5' screen may be required in the location of the ingress/egress for the existing residence. 4. Screen walls may not obscure the visibility of the street landscape border from the street. Screen walls may not encroach more than the width of the wall into the street landscape border. LUC Secs. 3.7.3.2.B and C. Revise the plans to provide the required 10' landscape border and screening located as required by the LUC. Show and label the screen walls consistently on the site and landscape plans. 5. The proposed land use (multi-family) must provide a 10' interior landscape border, when located adjacent to a residentially zoned property. Per LUC 3.7.3.2.C.3.d an exception to this requirement is allowed, only if the adjacent use is similar. In this case the exception only applies where multi family development is adjacent. Please identify all adjacent uses (single family or multifamily) in order to qualify for the exception and revise the plans to provide the interior borders where appropriate. 6. The vehicular use area (see specific uses) on the site must screened with a minimum 5' high masonry wall when located within 100 feet of adjacent residentially zoned properties.
