Kenyon Drive Christ Community Church USE: Religious Use: Site Plan - RX-1 Zoning Transmittal date: January 29, 2003 1st Review COMMENTS: Please, attach a response letter with the next submittal and include the previous redline copies of the plans. The response letter should state how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. There is a discrepancy between the last approved site plan and the new site plan. The last approved site plan clearly indicates five (5) existing modular structures along the northwest corner of the site. The new site plan indicates the same structures plus one more and is indicated as existing. Please provide a copy of the site plan that approved the sixth modular structure. (Per a site inspection conducted on January 29, 2003 by this section, it was noted that the building in question is already placed on the site.) DS 2-02.2.1.A.6 2. Per the new site plan, it appears that the parking spaces along the south side of the site which are next to the second driveway entrance south of Pantano Road on Kenyon Drive, have been reconfigured and re-striped. The previous plan indicates the parking spaces in a different configuration. If this is the case the parking area, which has been reconfigured, must be shown and dimensioned. The PAAL area must also be dimensioned and must be a minimum of 24 feet in width for two-way traffic. Revise this portion of the parking lot. Future comments may forthcoming based on the reconfiguration of the parking lot. DS 2-02.2.1.A.8 3. Per the site inspection as mentioned in comment one (1), it was also noted that the bicycle parking facilities are not located as shown on the plan. The previous and new site plans indicate that the existing bicycle parking facilities are along the north side of the site next to the northwest corner of the worship center. Per the site inspection inspector, the facilities are along the east side of the worship center building. Please show fully dimensioned facilities as they actually exist on the site. Revise the bicycle parking calculations to reflect the actual number provided. DS 2-02.2.2.1.A.9 4. Per the Board of Adjustment case number C10-01-36, the maximum FAR approved was .13. Based on that approval the maximum building area allowed is 85,848 square feet. Based on the proposed building square footage of 1,440 for the modular and 10,316 for the new classrooms, the allowed square footage has been exceeded (proposed total building area 88,864 square feet). In order to exceed the approved square footage as allowed by the Board of Adjustment case C10-01-36 a new Board of Adjustment approval is required. Please contact Wayne Bogdan for more information regarding the conditions of approval for the B. of A. case C10-01-36.
