This project is being reviewed as a greater than 25 percent expansion of building area. Full code compliance is required. DS 2-02 2. Continuous pedestrian circulation must provide connections between the buildings and the public right of way along each street which the property fronts. Please revise to show continuous pedestrian circulation to Sixth Avenue and Sahuaro Street. DS 2-08.4.1 DS 2-02.2.1.A.12 3. Wheelstop curbing is required in all vehicle parking spaces where vehicles may overhang landscaped areas or adjacent sidewalks which are less than 61/2 feet in width. Dimension the wheelstop curbs from the front of parking spaces per DS 2-05.2.3.C.2. Wheelstops are to be located two-and-one-half (2 ½) feet from the front of parking spaces. DS 3-05.2.3.C 4. Revise the scale of the location map on sheet G101 to be correct. DS 2-02.2.1.A.4 5. Provide the maximum slope of the handicapped ramps to be provided (maximum =1:12). ANS/IBC 6. Administrative waivers are required for the proposed building height, parking deficit, and landscape requirements. No landscape plan has been submitted. Please contact Craig Gross for approval of administrative waivers. If administrative waivers have already been granted, please provide a copy to the zoning review section. 7. Sixth Avenue is a designated Major Street & Route. Please dimension clearly from MS&R street monument lines the existing and future curbs, existing and future rights-of-way, existing and future sidewalks. MS&R street front setbacks are based on the greater of 21 feet or the height of structure wall from the back of future curb location. Please revise MS&R setback and dimension existing structures, including ramadas from back of future curb based on the MS&R plan. DS 2-02.2.1.A.19 and .21 LUC 3.2.6.5 8. Provide site visibility triangles (SVTs) on the site plan at the intersection of the parking lot access drives with Sixth Avenue and Fourth Avenue. Please include a response letter with the next submittal that states how all comments have been addressed. The Grading Plan was reviewed for Site Plan purposes only. The Drainage report was reviewed for Site Plan purposes only. 1. A Grading Permit is required. Please submit a Grading Permit application with the next Site Plan submittal. The Grading Plan and Site Plan can then be reviewed simultaneously. 2. The plan shows the new parking places on Sahuaro as being in the right-of-way. Parking can not be located in the right-of-way. Relocate. 3. Sidewalks are required along the entire street frontage. Provide a sidewalk along 4th. Provide a sidewalk from the new parking places on Sahuaro to 4th. DS 3-01.3.3.A 4. Provide a sidewalk from the project to the new sidewalk on 4th. DS 2-08.4.1.A 5. Place a note on the Site Plan that drainage patterns, drainage structures, elevations, and finish grades can be found on the Grading Plan Sheets C3 and C4. DS 2-02.2.1.A.16 6. Show dimensioned right-of-way including any MS&R future right-of-way (6th Ave. future right-of-way width of 64 ft.). DS 2-02.2.1.A19 7. Place a note on Sheet C4 that all roof downspouts will be routed under any adjacent sidewalk. Sidewalks must be flood free for up to the 10-yr. event. DS 2-08.4.1.E 8. The new sidewalk east of the building must be flood free for up to the 10-yr. event. Drainage from the east must be routed under the sidewalk. Provide an appropriate drainage solution. DS 2-08.4.1.E 9. Please show several length and width dimensions for the retention basin on Sheet C4. This will facilitate the Grading inspection. 10. Finished floor elevations of structures must be a minimum of one foot above the 100-yr. water surface elevation of any adjacent detention/retention basin. The finished floor elevation of the new building is not 1 foot above the maximum WSEL of the basin (based on the weir invert elevation). The Drainage Report does not specify what the 100-yr. WSEL of the basin is. Determine the 100-yr. WSEL of the basin and specify this elevation on sheet C4. Show the 100-yr. basin ponding limits on the plan. Stormwater Detention/Retention Manual, SDRM, 3.5.1.10 11. The specific maintenance notes specified in SMDDFM, 14.3.2 must be on the Site Plan. Drainage Report 1. Determine the 100-yr. peak basin WSEL and ponding limits. Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 2.3.1.6.A.e 2. The west entrance to the new structure shows a 4" storm drain system to control rain fall in that area. Discuss this drainage structure in the Drainage Report and show the appropriate sizing calculations. SMDDFM, 2.3.1.5.C 3. Provide the appropriate Hydraulic Calculation Sheets for sizing the scuppers, storm drains, channels (valley gutters) etc. SMDDFM, 2.3.1.5.C 4. A percolation test is required in conjunction with the design of each surface storage facility which utilizes infiltration as a method of basin drainage.
