The loading zone for the wholesale use is required to be 12' × 55' per LUC 3.4.5. If the required size of loading zone cannot be provided on the site, a Board of Adjustment Variance may be applied for. If variance is approved, add the variance case number, date of approval, what the variance was approved for and the conditions of approval on the site plan. LUC 3.4.4.2.A.1 LUC 3.4.5.2 DS 2-02.2.1.A.14 DS 2-02.2.2.A.5 2. The west lot line perimeter yard building setback (adjacent R-1 zoning) is required to be 1-1/2 times the height of exterior building wall. The west lot line building setback dimension shows only 6 feet on the drawing. In the table it is stated that a 65- foot bldg. setback is provided to the west property line. Please revise. An LDO will be required. Obtain an LDO application and follow the submittal guidelines. The setback table also indicates that only 45 is provided as a street yard building setback. It appears that the provided street yard bldg setback is greater than 45 feet. Please clarify. Also, please clarify that the required street yard building setback is actually the greater of 21 feet or (H) measured from back of future curb location. DS 2-02.2.1.A.31 3. Provide a note stating that any required screening, landscaping or other improvements which are located in the future right-of-way will be relocated at time of 12th Avenue widening at no expense to the City of Tucson.
