Please provide property description per D.S. 2-02.2.1.3.5 3. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. 4. The few spot elevations provided suggest that the drainage will flow away from the landscape border. Water harvesting should be provided down grade as the Drainage Statement suggests. 5. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 6. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 7. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 8. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 9. PROJECT: T02CM05702 Cold Storage and Office for El Rey del Elote 4762 S. 12th Avenue Site Plan Review (1st review) TRANSMITTAL: December 31, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed as a change of use/new building. Full code compliance is required. DS 2-02 2. Please clarify the proposed principal use and existing use of the site. The parking calculations indicate a wholesale use (parked at 1 vehicle space per 2,000 square feet) is proposed, but the title block indicates office (1/200)and commercial storage (1/5,000) uses. Delineate the office and storage areas within the proposed building and provide the square footage for each use on the site plan. Parking calculations may not be verified as being accurate until the principal use is specified. DS 2-02.2.1.A.31 3. Revise adjacent zoning to the west to read "R-1" rather than "R-2". DS 2-02.2.1.A.28 4. The proposed location of the loading zone, and the size of the site, will not enable trucks to maneuver to turn around and exit the site. Vehicles/trucks may not back out onto 12th Avenue, which is a designated MS&R. Please revise plan drawing. LUC 3.4.4.2.A.1 LUC 3.4.5.2 DS 2-02.2.1.A.14 DS 2-02.2.2.A.5 5. Provide a proposed floor area ratio (FAR) calculation to the plan. The FAR is calculated as the building gross floor area ÷ site area. In this case, the FAR would be calculated as 1,700 sq ft GFA ÷ 8,480 sq. ft. = 0.20. As stated on the plan, the maximum allowed FAR per development designator 31 is 0.90.v DS 2-02.2.2.A 6. Provide the development designator "31". If the proposed use is commercial storage, it is subject to LUC 3.5.10.1 (Please demonstrate compliance on site plan-motion sensor lights and all other lighting may not be directed towards residentially zoned properties). If the proposed use is wholesaling there are no "subject to" restrictions. If the proposed use is administrative and professional office, it is subject to LUC 3.5.13.5. Please add a note stating the applicable restrictions. LUC 2.5.4.2 7. The west lot line perimeter yard building setback (adjacent R-1 zoning) is required to be 1-1/2 times the height of exterior building wall. The west lot line building setback dimension shows only between 5 feet and 6 feet on the drawing. In the table it is stated that a 65- foot bldg. is provided to the west property line. Please revise. An LDO will be required if the proposed building does not meet perimeter yard bldg. setback requirements. To verify required bldg. setback, provide the proposed height of structure wall above finished grade elevation along the west side of the building. The setback table also indicates that only 45 is provided as a street yard building setback. It appears that the provided street yard bldg setback is greater than 45 feet. Please clarify. Also, please clarify that the required street yard building setback is actually the greater of 21 feet or (H) measured from back of future curb location. LUC 3.2.6.4 LUC 3.2.6.5 8. If easements exist on the site, please dimension their width, state their purpose, and place the recordation information, including docket and page reference numbers on the site plan. DS 2-02.2.1.A.20 9. If there are any billboards on site, please demonstrate compliance with LUC 3.5.4.26. LUC 2.5.4.2.A.5 10. Please show the location, size and height of any proposed free-standing signs. DS 2-02.2.1.A.13 11. Provide a note stating that any required screening, landscaping or other improvements which are located in the future right-of-way will be relocated at time of 12th Avenue widening at no expense to the City of Tucson. LUC 2.8.3.5.C.3 12. A pedestrian refuge are must be provided between the front of the building and the PAAL. Where loading dock doors are not proposed a five foot wide pedestrian refuge area with a minimum four-foot wide sidewalk is required between buildings and PAALs. The refuge areas must include a four-foot wide concrete sidewalk that is physically separate from the PAAL. To clarify, please show the location of all entrance doors, including the loading door.
