Per LUC Table 3.7.2-I refuse storage areas are to be buffered from the street with a minimum ten-foot wide landscape border. The decorative wall proposed within the Alvernon Way landscape border requires modification in order to comply with LUC 3.7.3.2.C, which governs acceptable locations for walls within the landscape borders. Revise as necessary to comply. The loading zone must be screened per LUC Table 3.7.2-I. A minimum six-foot high masonry wall is required between Alvernon Way and the loading area. The site landscaping must comply with LUC 3.7.2.2.C which restricts the use of plants not listed on the ADWR Plant List (DS 9-06). Revise the plans as necessary comply with the oasis provisions of the code. See also DS 2-06.3.2. for additional requirements. Alvernon Way Site Plan Review (1st review) TRANSMITTAL: December 17, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD 1. This project is being reviewed as a full code compliance review. DS 2-02 2. Wheelstops, where provided, must be dimensioned at two-and-one-half (2½) feet from their front side (towards the tire when a car is parked) to the front end of overhang area. At least 15 ½ feet (measured from the front of wheelstops) in depth must be provided for each parking space. Please revise site plan drawing and parking detail. DS 3-05.2.3.C.2 3. Add all street monument lines, including ROW widths for Alvernon Way (MS&R) First Street and Second Street Per MS&R Plan, Alvernon Way has an MS&R full right-of-way of 120 feet.
