PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ¼ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.
2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

4. LIST THE SQUARE FOOTAGES FOR ALL THE FOLLOWING AREAS SEPARATELY ON THE DRAWINGS:
- LIVABLE AREA
- PORCH/PATIO COVERS
- LOFT

5. ALL ENGINEERS AND ARCHITECTS INVOLVED IN THE DESIGN OF THE STRUCTURE ARE TO SEAL THE
RELATED SHEETS OF PLANS, DETAILS AND CALCULATIONS. THIS IS IN ACCORDANCE WITH THE RULES OF
THE STATE BOARD OF TECHNICAL REGISTRATION.

FOUNDATION PLANS:

1. PLEASE JUSTIFY THE EXISTING FOUNDATION'S ADEQUACY FOR THE TWO STORY.

2. SHOULD THE 16"X16" FOOTING BE A CONTINUOUS FOOTING AT THE BASE OF THE STEPS IN THE BACK PORCH?

FLOOR PLANS:

1. LABEL ALL ROOMS AND SPACES. SHOW ALL DOORS.

2. PROVIDE ALL WINDOW SIZES AND TYPES, AND DESIGNATE THE OPERABLE PORTION OF WINDOWS, AS WELL
AS THE LOCATIONS OF TEMPERED GLASS PER R308.4. HAZARDOUS AREAS FOR GLASS INCLUDE AREAS WITHIN 24" OF A DOOR AND THE AREA WITHIN 60" OF THE STANDING SURFACE OF A BATH TUB.

3. SHOW COMPLIANCE WITH R310 PROVIDING EGRESS FROM BEDROOMS. SEE THE LOFT BED ROOM.

- MAXIMUM SILL HEIGHT OF 44"
- MINIMUM NET CLEAR AREA OF OPENING OF 5.7SF.
- MINIMUM NET CLEAR DIMENSIONS OF OPENING OF 24" HEIGHT BY 20" WIDTH.

4. THE WALLS AND SOFFITS OF THE ENCLOSED SPACE UNDER STAIRS SHALL BE PROTECTED ON THE ENCLOSED
SIDE WITH ½" GYPSUM BOARD PER R314.8.

5. NOTE THAT BATHTUB AND SHOWER ENCLOSURES SHALL BE FINISHED PER p2710 WITH CERAMIC TILE, OR A
LISTED ENCLOSURE, TO A HEIGHT OF 72" ABOVE THE DRAIN PER R702.4 AND R307.2


6. SHOW THAT EACH WATER CLOSET IS LOCATED IN A CLEAR SPACE NOT LESS THAN 30" WIDE AND HAS A
CLEAR SPACE IN FRONT OF NOT LESS THAN 24" PER R307.2 (FIGURE).

7. DETAIL AND SPECIFY STAIR WIDTH (MINIMUM 36"), RISE AND RUN (MINIMUM 10" TREAD DEPTH AND 7 ¾"
MAXIMUM RISER HEIGHT PER R314), LANDING WIDTH (PER R312), HANDRAIL HEIGHTS (PER R315),
GUARDRAIL HEIGHT (PER R316) . PLEASE PROVIDE A HAND RAIL AT STEPS WITH MORE THAN ONE RISER.

STRUCTURAL PLANS:

1. SPECIFY DESIGN CRITERIA ON PLANS. VALUES FOR FLOOR DEAD LOAD AND LIVE LOAD, ROOF DEAD LOAD
AND LIVE LOAD.

2. PROVIDE COMPLETE ROOF AND FLOOR FRAMING PLANS. SHOW SIZE, SPACING AND SPAN OF ALL FRAMING
MEMBERS, TRUSSES, JOISTS ( WHICH SERIES WOODEN I-JOIST ), RAFTERS, BEAMS, GLULAMS, LINTELS, HEADERS, LEDGERS AND BLOCKING.

3. SPECIFY LUMBER GRADE AND SPECIES. SPECIFY MANUFACTURER AND SERIES ON GLULAMS AND "I" JOISTS.

4. PROVIDE A STRUCTURAL ENGINEER'S DESIGN, GRAVITY AND LATERAL, TO CONVERT A SINGLE STORY TO A TWO STORY. JUSTIFY THE 2X4 RAFTERS WITH THE NEW FLOOR PLAN.

5. DETAIL GABLE END BRACING CONNECTIONS.

10. PROVIDE STAIRWAY CONNECTION DETAILS AND STRINGER SIZES. PRE-FABRICATED METAL STAIR SHALL
HAVE MANUFACTURER'S SPECIFICATIONS ATTACHED TO PLANS.

11. ½" ALL THREAD @ 32" O.C. FOR THE LEDGER CONNECTION APPEARS TO BE IN CONFLICT WITH THE LEDGER BOLTS SPECIFIED IN FIGURE 606.10(1)'s TABLE OF LEDGER BOLTS.

1. NOTE THAT LIGHT FIXTURES IN CLOTHES CLOSETS SHALL BE INSTALLED IN ACCORDANCE WITH E3903.11.

2. ELECTRICAL RECEPTACLES SO THAT NO POINT ALONG THE FLOOR LINE IS MORE THAN 6 FEET , MEASURED HORIZONTALLY , FROM A RECEPTACLE IN THAT SPACE . SEE THE DEN AND ENTRY.

3. PROVIDE A RECEPTACLE AND A LIGHT FOR SERVICE OF THE ATTIC FURNACE.

4. PROVIDE THE ELECTRICAL LAY OUT FOR THE LOFT AND STAIRS TO THE LOFT. WHERE ARE THE STAIRS ON THE ELECTRICAL PLAN?

MODEL ENERGY CODE:

1. PROVIDE ENERGY CALCULATIONS PER THE 1998 IECC, OR COMPLY WITH IRC CHAPTER 11.

2. CALL OUT ON THE PLANS THE "R" VALUES OF INSULATION, AS WELL AS THE "U" VALUES OF THE WINDOWS
AND DOORS IN CONFORMANCE WITH THE ENERGY CALCULATIONS PROVIDED.
