PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ¼ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.
2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

4. LIST THE SQUARE FOOTAGES FOR ALL THE FOLLOWING AREAS SEPARATELY ON THE DRAWINGS:
- LIVABLE AREA
- PORCH/PATIO COVERS
- LOFT

5. ALL ENGINEERS AND ARCHITECTS INVOLVED IN THE DESIGN OF THE STRUCTURE ARE TO SEAL THE
RELATED SHEETS OF PLANS, DETAILS AND CALCULATIONS. THIS IS IN ACCORDANCE WITH THE RULES OF
THE STATE BOARD OF TECHNICAL REGISTRATION.

SITE PLAN:

1. PROVIDE THE SIZE OF THE WATER SERVICE ( WATER METER AND WATER LINE ).

FOUNDATION PLANS:

1. IF THE STAIRWAY IS MADE WIDER, YOU MAY NEED A FOUNDATION PLAN.

2. PLEASE JUSTIFY THE EXISTING FOUNDATION'S ADEQUACY FOR THE TWO STORY.

3. ALL SLABS AND PADS, INCLUDING LANDINGS AT ALL DOORS, SHALL BE SHOWN AND THEIR THICKNESS
SPECIFIED. INDICATE THE SLOPE FOR EXTERIOR SLABS, PER R312. (A LANDING IS REQUIRED AT THE DOUBLE DOOR EXITING THE PORCH/ROOM.

FLOOR PLANS:

1. LABEL ALL ROOMS AND SPACES. SHOW ALL DOORS.

2. PROVIDE ALL WINDOW SIZES AND TYPES, AND DESIGNATE THE OPERABLE PORTION OF WINDOWS, AS WELL
AS THE LOCATIONS OF TEMPERED GLASS PER R308.4.

3. SHOW COMPLIANCE WITH R310 PROVIDING EGRESS FROM BEDROOMS.

- MAXIMUM SILL HEIGHT OF 44"
- MINIMUM NET CLEAR AREA OF OPENING OF 5.7SF.
- MINIMUM NET CLEAR DIMENSIONS OF OPENING OF 24" HEIGHT BY 20" WIDTH.

4. PROVIDE ACCESS TO EACH SEPARATE ATTIC AND CRAWL SPACE THAT EXCEEDS 30SF. DESIGNATE
LOCATIONS ON THE DRAWINGS. OPENINGS SHALL NOT BE LESS THAN 22" BY 30". THE ATTIC ACCESS SHALL
PROVIDE A MINIMUM OF 30" OF HEADROOM, AND SHALL BE LOCATED IN A HALLWAY OR READILY
ACCESSIBLE SPACE PER R807.

5. THE WALLS AND SOFFITS OF THE ENCLOSED SPACE UNDER STAIRS SHALL BE PROTECTED ON THE ENCLOSED
SIDE WITH ½" GYPSUM BOARD PER R314.8.

6. NOTE THAT BATHTUB AND SHOWER ENCLOSURES SHALL BE FINISHED PER p2710 WITH CERAMIC TILE, OR A
LISTED ENCLOSURE, TO A HEIGHT OF 72" ABOVE THE DRAIN PER R702.4 AND R307.2

7. NOTE AND SPECIFY THAT SHOWER ENCLOSURES SHALL HAVE A MINIMUM FINISHED INTERIOR OF 1,024 SQUARE INCHES AND SHALL BE CAPABLE OF ENCOMPASSING A MINIMUM 30" CIRCLE PER UPC SEC. 410.0. ALL GLASS ENCLOSURES SHALL BE TEMPERED.

8. SHOW THAT EACH WATER CLOSET IS LOCATED IN A CLEAR SPACE NOT LESS THAN 30" WIDE AND HAS A
CLEAR SPACE IN FRONT OF NOT LESS THAN 24" PER R307.2 (FIGURE).

9. DETAIL AND SPECIFY STAIR WIDTH (MINIMUM 36"), RISE AND RUN (MINIMUM 10" TREAD DEPTH AND 7 ¾"
MAXIMUM RISER HEIGHT PER R314), LANDING WIDTH (PER R312), HANDRAIL HEIGHTS (PER R315),
GUARDRAIL HEIGHT (PER R316) .

10. LOCATE AND IDENTIFY SHEAR WALL TYPES AND LOCATIONS. PROVIDE NAILING SCHEDULE.

11. IDENTIFY CEILING HEIGHTS IN ALL AREAS ON FLOOR PLAN. IF SLOPED CEILING, NOTE AVERAGE HEIGHT.

STRUCTURAL PLANS:

1. SPECIFY DESIGN CRITERIA ON PLANS. VALUES FOR FLOOR DEAD LOAD AND LIVE LOAD, ROOF DEAD LOAD
AND LIVE LOAD.

2. PROVIDE COMPLETE ROOF AND FLOOR FRAMING PLANS. SHOW SIZE, SPACING AND SPAN OF ALL FRAMING
MEMBERS, TRUSSES, JOISTS ( WHICH SERIES WOODEN I-JOIST ), RAFTERS, BEAMS, GLULAMS, LINTELS, HEADERS, LEDGERS AND BLOCKING.

3. SPECIFY LUMBER GRADE AND SPECIES. SPECIFY MANUFACTURER AND SERIES ON GLULAMS AND "I" JOISTS.

4. PROVIDE A STRUCTURAL ENGINEER'S DESIGN, GRAVITY AND LATERAL, TO CONVERT A SINGLE STORY TO A TWO STORY. JUSTIFY THE 2X4 RAFTERS WITH THE NEW FLOOR PLAN.

3. DESIGNATE THE LOCATION AND CIRCUIT OF ALL REQUIRED LIGHT FIXTURES, RECEPTACLE OUTLETS, POWER
