of certificate of occupancy". The strip referred to in the above note is required along the Ajo Way frontage. Revise the site plan to identify the landscape areas and provide dimensions. Provide a plan for new plantings, if applicable.

1. This project is being reviewed as less than a 25% expansion.

2. The submitted site plan does not show the same configuration of parking as is shown on the approved site plan. Dimension the depth and width of the parking spaces along with the angle of the parking along the north property line. Angled parking must meet the criteria listed in Table 3.3.7.I of the Land Use Code. Also, the wheelstops, as shown on the approved plan, must be shown and dimensioned two-and-one-half (2½) feet from front of parking spaces.

3. Correct the site zoning to read "C-2". Add adjacent zoning (C-2 to the east and west, R-2 to the south) to the site plan.

4. Define more specifically the proposed use under Project Information. Commercial Services and Retail uses fall under different use groups in the Land Use Code. In order to determine code compliance the use must be specified. Add the development designator to the data and add any restrictions which the use may be subject to per the Land Use Code. Further comments may be necessary once the use is clarified.

5. Provide a Floor Area Ratio calculation. The proposed FAR is calculated as gross floor area divided by site area.

6. Please clarify why the required parking is calculated at one (1) vehicle space per 175 square feet of gross floor area. Unless part of a shopping center of less than 10,000 square feet, or a medical service use, most retail uses are parked at 1 per 200 and most commercial service uses are parked at 1 per 250. In order to determine if this site meets the small shopping center criteria, please clarify uses of all tenant spaces. Revise parking calcs if necessary.

8. The site plan drawing states that the new addition is 300 feet and the project information states that the proposed addition is 1,060. Please clarify and revise one or the other for consistency. Provide the percent expansion and the cumulative percent expansion of building area, since the last approved site plan, in the project information. Expansions are cumulative.
