COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

The following comments are a result of the revised plan and the changes that were made to comply with the review comments made on the first review. Please review the comments and make the appropriate changes as required.

1. This comment is related to the parking space dimensions. The previous comment listed several issues that need to be addressed with in the parking area. Most of the issues were addressed except for the following. All parking spaces must be a minimum of eight and one-half feet wide.

a. The dimension labeled on the parking spaces for building is indicating eight feet.

b. Parking space #12 must be 10 feet wide. Per D.S. 3-05.2.1.B.3, when the side of a parking space abuts a vertical object six inches or greater in height the required width for that space is 10 feet. The wall enclosure for the refuse container is over six inches and abuts the passenger side of the parking space. Revise the space as required.

c. Per the previous site plan the location of the bicycle parking facility was in the same location as shown on the revised site plan with exception of the curbing at the driveway entrance. Provide some form of barrier such as extruded curbing between the parking facility and the PAAL area and parking space 13.

2. This comment and requirement has been addressed as except as follows. The bicycle parking calculation must be revised to indicate that both bicycle parking spaces are class two or add to the site plan a class one detail drawing fully dimensioned. The facilities must meet the criteria spelled out in development standards 2-09. Keep in mind that the class one facility is a bicycle locker. The detail drawing for the class two facility indicates a wall five feet six inches from the rack but on the site drawing the has not bee shown. Revise the site drawing as required. (Previous Comment: Off-street bicycle parking, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage. A minimum of two bicycle parking spaces is required for this project both may be class two spaces. The material for the surface of the facility must be labeled. The facility must meet the criteria as indicated in D.S. 2-09. Show, label and dimension the five aisles in front of the facility. See section 2-09 for more information regarding bicycle parking. Please indicate in the parking calculation if both spaces are class two. If one will be class one facility add a detail for the class one space and show on the plan the location of the facility. Dimension as required.

3. All text must be a minimum of 12 point (.12) for legibility and for microfilming purposes. Please adjust all text less than 12 point.

4. These comments are minor and I am willing to review and approve the site plan over the counter assuming the remaining Zoning comments are addressed. If you wish to do this please call me at 791-5608 ext. 1181 and setup an appointment with a date and time.

List the Board of Adjustment case number, date of approval and conditions of approval. Two copies of the approval letter must accompany the site plan on the next submittal. Two copies of the letter from Jim Glock stating the status of the future right-of-way for Sixth Avenue must also accompany the site plan.
