1. A Grading Plan and permit is required. IBC Chapter 36

2. The plan shows a curb cut width of 38 ft. The maximum allowable curb cut in a residentially zoned area is 20 ft. Please correct. Tucson Code, Section 25-38.

3. IBC Chapter 36 Section 13
This criteria applies to all residential developments with lots that are less than 24,000 square feet, that are adjacent to residentially zoned property.
Placement of fill in excess of two feet above existing grade at any location in the outer one hundred feet of the developing site (less any intervening non-developable property outside of the site) shall require:

1) Written justification based on engineering/technical reasons.
2) Written permission of the Director of the Development Services Center or his assignee.
3) Notification of the property owners adjacent to the fill site (with copies to the Council Office and the Director of DSC) prior to the approval of a grading plan. Said notification shall include reference to this ordinance, the justification
presented as the basis for the excess fill, the approval letter from DSC, and the name, address, and phone number of the owner/developer and the engineer of record.
4) Preparation of a mitigation plan (i.e. additional setbacks, terracing, enhanced buffering/landscaping, etc.) acceptable to a simple majority of the notified property owners. The acceptability of the mitigation plan by the notified property owners must be documented and made a part of the approved grading plan and permit.

4. Please specify on the Site Plan that the FFE datum is NGVD29.

5. Specify in the Site Notes that the entire property is in FEMA Special Flood Hazard Area Zone AE. DS 2-02.2.1.A.15

6. Include on the Site Plan estimated cut and fill quantities. DS 2-02.2.1.A.17

7. Show proposed drainage patterns. DS 2-02.2.1.A.16

8. Show existing topographical contours at intervals not exceeding two feet and/or existing spot elevations as pertinent. The vertical datum must be the same for all elevations on the plan (including the FFE). Show conversions as necessary. DS 2-02.2.1.A.23
