AMS School Play Area (Basketball Court)

TRANSMITTAL: January 3, 2003

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This plan was reviewed for the proposed recreation area only. The proposed fabric awning may require a permit. Check with the structural reviewer for permits regarding the fabric awning structure. Add the building setbacks from the proposed structure to the face of curb along Iroquois Avenue. The play area is ancillary to the existing school therefore additional parking is not required. A covenant linking the school and the playground must be recorded prior to approval of the site plan. Patricia Gehlen will provide a copy of a covenant for your use. The covenant has been attached to the site card for your convenience. Please feel free to call me if you wish to discuss the covenant requirement.
DS 2-02.2.1.A.2 and .6

2. Add a legal description of the parcel to sheet one. The location map should be drawn at a scale of 3" equals one mile. The location map must cover one square mile and the major streets, railroads, city limits, section corners etc must be labeled. List the township, section and range of the square mile to be depicted.
DS 2-02.2.1.A.3

3. If applicable indicate the location of any existing or proposed freestanding signs or billboards. The size and type must be labeled.
DS 2-02.2.1.A.13

4. If applicable indicate on the plan existing or proposed freestanding lighting.
DS 2-02.2.1.A.25

5. See Landscape Reviewer comments regarding landscape border, screening and NPPO requirements.
DS 2-02.2.1.A.27

6. Add a general note that states that this pay area is for the exclusive use of the students attending the AMS school. If the play area is to be used by the general public the play area must meet full code compliance as a separate use under the Development Designator "28" Recreation use. All requirements such as vehicle and bicycle parking, etc must be met.
