Navajo Road Multifamily Residential DD TRANSMITTAL: December 31, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Based on the property description, it appears that this parcel has been split recently. I could not find documentation that approved a split of the original parcel. Provide with the next site plan submittal, the lot split site plan or survey that was approved by the City of Tucson along with copies of the recorded legal descriptions and the address certificates. This site plan cannot be approved until such as the lot split documentation has been approved. DS 2-02.2.1.A.2 2. The location map is not legible, please revise. The location map must cover one square mile and must be drawn at a scale of 3" = 1 mile. Major streets and collectors, railroads, city limits must be labeled. DS 2-02.2.1.A.4 3. Add the distance and bearing of the northeast property line. DS 2-02.2.1.A.5 4. Dimension the location of the wheel stop from the front of the parking spaces. The wheel stop must be two and one-half feet from the front of all parking spaces when the spaces abut a sidewalk. Add the Reserved Handicapped Parking Sign and label as required. The backup spur area must be the same width as the PAAL, 24 feet. Revise as required. The backup spur radius must be dimensioned. The dimension from the back of the spur to property line or fence must also be dimensioned. DS 2-02.2.1.A.8 5. Off-street bicycle parking, including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage. If the bicycle parking facility is not visible from the street directional signage directing the cyclist to the facility must be provided. Show, label, and dimension the location of the bicycle facility and add and label the directional signage as required. A minimum of two bicycle parking spaces is required for this project (per LUC 3.3.3.5. One space must be class one the a class two space. Because this project is required to provide less than 50 vehicle-parking spaces per LUC 3.3.7.8.A a required class one space may be substituted with a class two space. Therefore two class two spaces may be provided. DS 2-02.2.1.A.9 DS 2-09 6. Sight visibility triangles based on the existing curb location must be shown and labeled on the plan. DS 2-02.2.1.A.10 7. The pedestrian sidewalk must be physically separated from the vehicular area. Clarify how the sidewalk is physically separated, barriers, raised concrete sidewalk etc. The composition of the sidewalk must be concrete throughout. DS 2-02.2.1.A.13 DS 2-08 8. If applicable indicate the locations and type freestanding of outdoor lighting. Also indicate the locations of existing or proposed freestanding signs including billboards and label the type and size. DS 2-02.2.1.A.25 9.
