1) This site plan may not be approved until the lot split issue is resolved (Refer to comment #2 dated 12/9/2002). The resolution of this issue will effect all calculations and the legal description on the site plan (sheet DWG A-7),
2) A FAR calculation and percent expansion calculation must be added to sheet DWG A-7. See comment 1 above,
3) The handi-cap parking space and ramp must be fully dimensioned,
4) Add a note which states that the existing and future half ROW's for Valencia are shown on sheet A-1,
5) The required and provided setbacks listed in general note 8 are incorrect. The required front setback is 26' (height of structure) from back of future curb and the required rear setback is 26' from edge of nearest travel lane. The provided rear setback is not 0 and the provided west setback is not 30. Revise for acurracy,
6) While the rail cars do not have to meet the code for NCD 65, the site plan must demonstrate compliance with the AHD. Please provide the mean sea level of the site so compliance may be verified.
