4) Location, size, and name of existing vegetation to remain in place.
5) Minimum width and square footage measured from the inside edge of tree planters in vehicular use areas.

The street landscape border required along Winstel Boulevard must be located entirely within the property limits unless use of the right of way is approved in writing by the City Engineer. LUC 3.7.2.4
Current City Engineer policy generally does not allow for use of the right of way, unless warranted by existing site constraints. Please contact the City Engineer for additional information.

The screening proposed along Winstel Blvd. is not acceptable. The plantings proposed conflict with sight visibility triangles. All screens higher than 30" must be placed behind the triangles. Although the plants are depicted outside of the triangle, the species proposed would, at maturity, extend into the triangle.

The vehicle use area must be screened from all adjacent residential properties within one hundred feet with a 6' high masonry wall per LUC Table 3.7.2-I.

1. Per Pima County Assessors records, the site is comprised of three separate lots. Lot combination is required for this site. Attached is a copy of the covenant prepared by the City Attorney's Office which must be recorded prior to site plan approval. In addition, you must provide an approved Pima County Assessors Tax Combination form along with the covenant. For additional information regarding the lot combination process please contact Dan Castro with the Zoning Review Section at 791-5608.
2. Complete Location Map per D.S. 2-02.2.1.4.
3. Please correct the address. It is listed as 1220 N. and 1204 N. Winstel Ave.
