If the three spaces proposed to the west of the building are for employees they may be counted as vehicle parking provided. Please revise calcs if necessary and provide the width of these three spaces. Also, these spaces do not scale to 18 feet in depth as indicated on the plan. Please revise.

21. The PAAL shown along the southern property line does not meet the minimum with requirement for two way traffic. Also, a five foot wide pedestrian refuge area with a minimum four-foot wide sidewalk is required between this PAAL and the proposed modular building. The five-foot wide pedestrian refuge is also required along the north side of the building. The refuge areas must include a four-foot wide concrete sidewalk that is physically separate from the PAAL. 12/26/2002 PATRICIA GILBERT LANDSCAPE REVIEW Denied Provide the existing and future MS&R dimensions. DS 2-07.2.1.A.

An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. Provide a future landscape plan (in addition to a site plan) to demonstrate compliance when the future ROW is extended to 150'. LUC 2.8.3.5.

Commercially zoned property requires a 30" screen when adjacent to an MS&R Street. Screens may be located within the street landscape border. If a vegetative screen is used, the screen shall be placed at the back of the border and not extend more than three (3) feet into the street landscape border.

The loading area for the billboard requires a 6' wall when located within 100' of an MS&R Street.

The refuge storage area requires a 6' screen when adjacent to commercial property.

Landscape screening requirements can be found in the LUC 3.7.3., table 3.7.2.I., and DS 2-06.3.7.

Per 3.7.4.5.A. of the LUC, a water-conserving irrigation system is required for all new landscape plantings. Please provide an irrigation plan.

To supplement irrigation, stormwater and runoff harvesting are required elements of the irrigation system. Please address stormwater harvesting on the landscape plan. Refer to LUC 3.7.4.3., 3.7.4.5 and DS. 2-07.2.2.C.5.

Within a vehicular use area, one (1) canopy tree is required for each fifteen (15) motor vehicle parking spaces or fraction thereof. Add one canopy tree to the vehicle use area for the required parking spaces. LUC 3.7.2.3. and DS 2-06.3.3.

Areas where plants are susceptible to injury by vehicular or pedestrian traffic must be protected by appropriate means, such as curbs, bollards, or low walls. Indicate plant protection around the landscaped areas. LUC 3.7.2.3.B.

Per 3.7.2.4., the area between the right-of-way line and sidewalk and the area between the sidewalk and the curb, if not covered with vegetation, shall be covered with an appropriate inorganic ground cover, such as decomposed granite. Indicate on the landscape plan decomposed granite within the ROW.

All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 9-06.0. Rosmarinus Ingramii, Benenden Blue is currently not listed in the Drought Tolerant Plant List. Please revise plans accordingly. LUC 3.7.2.2.

Please clarify the symbol with the notation, "existing trim to 7' CLR & single trunk." Is this tree existing? If the tree is existing give the proper and the common name. Is it on the Native Plant Preservation protected plant list? If the tree is on the protected list please revise the Native Plant Exception Application accordingly. DS 2-07.2.2

Please add a general note addressing maintenance per LUC 3.7.6.
