1. This project was reviewed as a greater than 25 percent expansion. Full code compliance is required.

2. Please add percent building area expansion for this proposal on the site plan (4,034 square feet proposed ÷ 6,450 square feet existing = 63 % expansion). Percent expansions are cumulative, so that if the building area has been previously expanded, those calculations shall also be included.

11. Correct the location of existing site visibility triangles (SVTs). The stem side must be dimensioned to twenty feet from existing edge of pavement. Add future SVTs, which are to be dimensioned twenty feet from future curb location along Glenn Street (MS&R. It appears that the southernmost vehicle parking space (the one without a wheel stop curb) is located within the existing/future SVT. If so, it may not be counted toward meeting parking requirements, as it must be relocated.

15. Provide a floor area ratio (FAR) calculation to the plan. The FAR is calculated as the building gross floor area ÷ site area. In this case, the FAR would be calculated as 10,484 sq ft ÷ 62,500 sq. ft. = 0.17. The maximum allowed FAR per development designator 34 is 2.00.v DS 2-02.2.2.A

16. A backup spur is required at the northern end of the main parking lot to allow vehicles parked in the northernmost (handicapped) parking space to turn around and exit the site. The minimum required depth of a backup spur is 3 feet, with a 3-foot radius, and a three-foot area provided between the back of the spur and any wall or obstruction over six inches in height. 17. Continuous pedestrian circulation must provide connection between to all buildings. Please indicate on the drawing a sidewalk connection to the existing building per DS 2-08.3.1. DS 2-02.2.1.A.12

18. Please show the location of all three service bays, and access thereto. Where there are not bay doors existing or proposed, a five foot wide pedestrian refuge area with a minimum four-foot wide sidewalk is required between buildings and PAALs. The refuge areas must include a four-foot wide concrete sidewalk that is physically separate from the PAAL. DS 3-05.2.2.B.1
