PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

2. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

FOUNDATION PLANS:

1. ANCHOR BOLTS ARE REQUIRED TO BE NOT LESS THAN ½" ANCHOR BOLTS WITH 7" MINIMUM EMBEDMENT SPACED NOT OVER 6' O.C. (SEE 1 AND 4 ON SHT. 2 AND SECTION A-A)

FLOOR PLANS:

1. DETAIL AND SPECIFY STAIR WIDTH , RISE AND RUN ( SEE R314.6), HANDRAIL HEIGHTS (PER R315),
GUARDRAIL HEIGHT (PER R316) AND CONNECTIONS AT TOP AND BOTTOM.

STRUCTURAL PLANS:

1. PROVIDE 1:150 VENTILATION FOR THE ROOF; ALSO FOR THE CRICKETS AND THE EXISTING ROOF

2. THE FLOOR JOISTS APPEAR INADEQUATE OVER THE FOYER.

3. THE HEADER OVER THE 6040XO, IN THE GREAT ROOM, APPEARS INADEQUATE.

4. THE HEADER OVER THE 6' OPENING BETWEEN THE HOUSE AND THE ADDITION APPEARS TO BE INADEQUATE.

ELEVATIONS:

1. THE GUARD RAILS ARE REQUIRED TO BE NOT LESS THAN 36" IN HEIGHT WITH OPENINGS LESS THAN 4".


PLUMBING PLANS:

1. THE U.P.C. PROHIBITS WET VENTING BETWEEN FLOORS.

2. WHY IS GAS RUN TO A HEAT PUMP?

3. PROVIDE PRESSURE AND TEMPERATURE RELIEF VALVE AT WATER HEATER.



MECHANICAL PLANS:

1. PROVIDE RETURN AIR FOR THE HEAT PUMP.

ELECTRICAL PLANS:

1. BATHROOM OUTLETS SHALL BE ON A SEPARATE 20 AMP CIRCUIT WITH NO OTHER OUTLETS, PER E33603.4.

2. WHERE CEILING FANS ARE SHOWN ON THE PLANS, PROVIDE A NOTE INDICATING ONLY APPROVED
OUTLET BOXES SHALL BE USED, PER E4001.6.

3. PROVIDE SMOKE DETECTORS OUTSIDE EACH SLEEPING AREA.
