D.S. 2-02.2.1.A.2 2. a) Since the future right-of-way has yet to be dedicated and the proposed project includes development in the future right-of-way, a "future" site plan must be provided to show how the site will meet all code requirements (i.e. landscaping, screening, building setbacks, and applicable calculations) at the time of road widening. Future site plan information may be drawn on the existing site plan (sheet 1 of 1) since the amount of "future " information to be provided is minimal. b) Attached is a copy of the City of Tucson Major Streets and Routes Covenant, which must be signed, notarized, and recorded. Please refer to that last sheet of the covenant for additional documents needed for recordation. The covenant must be recorded prior to final site plan approval by the Zoning Review Section. 3. The gross floor area of the two (2) buildings noted under general note five (5) (47,074 S.F.) does not add up to the G.F.A. noted on the site plan (7422 S.F. 2-stories + 19, 461S.F. + 8,550 S.F. totals 42,855 S.F.). Please note the correct square footage. The number of vehicle parking spaces and bicycle parking spaces required may not be determined for compliance until this information is clarified. The standards for landscaping are contained in DS 10-01.0, the Stormwater Retention/Detention Manual. Revise the landscape plan as necessary. 3) The site is subject to the MS&R overlay zone. Revise the plans to comply. The plans must include a site plan that indicates how the site will meet all Land Use Code requirements when the MS&R right of way area can no longer be used as part of the site. LUC 2.8.3.5.F Add the foolowing note to the landscape plan.
