COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This development exists over several lots (5). The legal description for this site should include all parcel descriptions. In addition a Tax Parcel Combo and a recorded Lot Combo Covenant is required. The Tax Parcel Combo must be completed through the Pima County Assessor's Office. The "Lot Combo Covenant" can be downloaded from our DSD web site at www.ci.tucson.az.us/dsd/Forms__Record___Maps/Applications/applications.html. The file can be viewed and printed through acrobat reader. The document must be recorded and a copy of the recorded document with docket and page number must be submitted to DSD prior to final approval of the site plan.

2. Add a building setback dimension from the future back of curb location on Grant Road and from the east property line to the new structure. The minimum building setback from the future back of curb location is based on the greatest of 21 feet or the height of the structure and ten (10) feet or three quarters (3/4) the height of the structure from the east property line.

3. Under the parking calculations indicate how many beds per building i.e. Building "B" 38, Building "C" 40, etc.

The new vehicle parking area must meet current code. The following items must be addressed.
A. Vehicle-parking spaces that abut a sidewalk, building, wall, and landscape borders must be provided with wheel stops that are placed two and one-half (2-1/2) feet from the front of the parking spaces. Show and dimension the wheel stops as required. DS 3-05.2.3.C.1.
B. All vehicle-parking spaces must be a minimum of eight and one-half (8-1/2) feet wide by 18 feet long. Dimension the parking spaces or provide a detail drawing for a standard and handicap parking.
C. A five (5) foot wide pedestrian refuge area with a four (4) feet wide sidewalk is required adjacent to a PAAL and enclosed structure. The landscape area to the north of the new structure must include a minimum of a four (4) feet wide sidewalk.
D. A back up spur will be provided at the end of a row of parking if no ingress or egress is provided at the end. The back up spur is required at the west end of the new row of parking spaces. See D.S. 3-05.2.2.D for design criteria.
E. Dimension the width of the PAAL along the east side of the new structure. Minimum width required for two-way travel is 24 feet.

4. Indicate if bicycle parking was provided in the existing parking lot, which is to be re-designed. If so where is the bicycle parking now and how many spaces are there.

5. As indicated in comment three (3) a sidewalk is required along the north side of the new structure. The width of the sidewalk must be four (4) feet minimum. The sidewalk must connect to the existing onsite pedestrian circulation (sidewalk) path. Demonstrate on the plan how the continuous pedestrian circulation will be accomplished. The pedestrian circulation must also connect to the sidewalk on Grant Road. If there is no existing sidewalk in the Grant Road right-of-way the required sidewalk must be constructed to the property line. The pedestrian circulation (sidewalk) must be handicap accessible. Indicate the slope, direction of slope and width of the access ramp along the east side of the new building.

6. The existing and future sight visibility triangles have been shown on the plan but the future sight triangle has been shown incorrectly. The future sight triangle must be shown based on the future curb location. The existing and future right-of-way information must also be shown correctly. Per the last or most recent paving plan obtained via internet, the existing right-of-way from the section line is 40 feet and from the construction centerline the right-of-way would be 45 feet. Based on the Major Streets and Routes Map, the Grant Road right-of-way will be widened to a total of 120 feet with a sixty feet half right-of-way. In addition this site is within 300 feet from the Grant Road and Columbus intersection where an additional right-of-way acquisition will occur. The total right-of-way will be 150 feet with a 75 feet half right-of-way and the future curb location will be 12 feet from the property line. The future sight visibility triangle must be revised based on the future curb location. See additional comment(s) by the Engineering Section reviewer for more information regarding sight triangles and future right-of-way info. No structures taller than 30 inches in height may be erected with in the sight visibility triangles and vehicle-parking spaces are not allowed within the triangles. If the proposed parking spaces are within the sight triangles once the future right-of-way and curb location is revised and verified the parking spaces as proposed must be relocated away from within the sight triangles. Additional comments may be forthcoming on subsequent submittals based on the revised plan. A DSMR (Development Standard Modification Request) will not be supported unless the vehicle-parking spaces affected are excess spaces.

7. Indicate if there are existing or proposed freestanding signs in the redesigned construction area.

In order to proceed with the building expansions, a copy of the letter indicating non-conforming status for total lot coverage must be submitted with the next site plan packet. If the site does not have non-conforming for the lot coverage, please contact Bill Balak at 791-4541 for more information on how to obtain or request such a letter from the DSD Zoning Administrator, Walter Tellez.

The Site Plan (SP) and Hydrology cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. A separate grading permit will be required.
2. A floodplain use permit is required.
3. Vehicular Parking is not allowed any portion of the SVT, existing or future. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
4. Please provide Drainage patterns and finished grades on the Site Plan per D.S. 2-02.2.1.16.
5. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. Please correct the quantity in note 4 of the site plan.
6. Please provide existing topograpghic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number on the Site Plan per D.S. 2-02.2.1.23.
7. Please provide adjacent property grades for review in accordance with in 2000 IBC section 13 concerning fills.
8. A private improvement agreement will be necessary for work performed within the Right-of-way. Contact Department of transportation at (520) 791-4249 for information.
9. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed will suffice.

Flood Plain Use Permit:

1. Please include, when submitting for the flood plain use permit a copy of the value of the existing structure along with the cost estimate of the building addition.
2. A $50.00 flood plain use permit fee is due upon submittal.
