COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project is being reviewed as less than a 25% expansion.

2. Revise the location map to show Speedway Blvd along the north edge of the section. Label the section, township and range (Sec 9, T14S, R14E) on the location map.

3. State the existing and proposed use on the site plan. Parking and other calculations may not be verified until the use is clarified. It is assumed, based on the parking calcs that this is an admin & prof office use. Add the development designator to the general notes (development designator "29" for admin & prof office use). If there are any LUC restrictions which the use is subject to please add a note detailing these restrictions.

4. The terms "new lobby addition" (keynote 4) and "future 2-story addition" (keynote 5), which are not cross-hatched on the drawing, imply that this project is to be phased. Please address the following review comments prior to the next submittal.

SITE PLAN:

1. Show the percentage of the cross slopes of the P.A.A.L. A typical cross section would suffice.
2. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S 3-01.4.4.F
3. Any work done in the Public right of way will require a separate permit. Call Department of Transportation 791-4942 for permit requirements.
4. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways and utility line.
5. Please show property description per D.S. 2-02.2.1.1.
6. Where is the refuse container? Will the property be served by the refuse recycle area? If so it appears that the service truck will have difficulty with the exit. Please refer to D.S. 6-01.3.0 and attached comments.
7. Complete lot dimensions and bearings per D.S. 2-0.2.1.5.
8. Please show property address.
9. At least one sidewalk must be provided to the building from each street on which the project has frontage per D.S. 2-02.2.1.A.12.
10. A retention basin is required per the Stormwater Detention/Retention manual Chapter 2.2. Please address.
11. Call out COT details when being used, i.e. vertical curbs and HC ramps.
12. Add note "Depress all landscaped areas max. 6" for water harvesting".
13. Show existing and future sight visibility triangles per 2-02.2.1.10.
14. Where are keynotes 6, 8, 15 used.
15. The minimum inner turning radius is 36' per D.S.6-01.0.
16. Complete slope arrow in Trash Enclosure Detail.
17. List the cut and fill quantities per D.S. 2-01.2.1.17.
