Broadway Blvd Tucson, AZ 85716 Site Plan Review (1st review) TRANSMITTAL: August 15, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project is being reviewed as less than a 25% expansion. DS 2-02 2. Revise the location map to show Speedway Blvd along the north edge of the section. Label the section, township and range (Sec 9, T14S, R14E) on the location map. DS 2-02.2.1.A.4 3. State the existing and proposed use on the site plan. Parking and other calculations may not be verified until the use is clarified. It is assumed, based on the parking calcs that this is an admin & prof office use. Add the development designator to the general notes (development designator "29" for admin & prof office use). If there are any LUC restrictions which the use is subject to please add a note detailing these restrictions. DS 2-02.2.1.A.31 4. The terms "new lobby addition" (keynote 4) and "future 2-story addition" (keynote 5), which are not cross-hatched on the drawing, imply that this project is to be phased. If this is the case, please note so on the plan and indicate that each phase will comply with all requirements as a separate entity. DS 2-02.2.1.A.2 5. Provide a Floor Area Ratio calculation. The proposed FAR is calculated as gross floor area divided by site area. DS 2-02.2.2.A.2 6. Add building setback dimensions to property lines for the new building additions. DS 2-02.2.1.A.7 7. The wheelstops must be dimensioned two-and-one-half (2½) feet from front of parking spaces. DS 3-05.2.3.C.2 8. Show the location of existing/proposed bicycle parking spaces on the site plan, fully dimensioned per DS 2-09. Add bicycle parking calcs to the site plan notes. DS 2-02.2.1.A.9 DS 2-02.2.2.A.4 10. Add the Board of Adjustment case number (B-61-31) to the site plan notes, along with the date of approval, what the variance was granted for, and any conditions imposed. DS 2-02.2.1.A.38 11. Provide the height of the proposed addition on the site plan. DS 2-02.2.1.A.6 12. Label as to their purpose the small square box located near the base of the new stairway (keynote 30) and the rectangle adjacent to the 2nd floor addition (keynote 3). The pedestrian circulation system must connect to this new stairway. Why is keynote 30 located in two places on the drawing? Please revise. DS 2-02.2.1.A.6 13. The number of vehicle parking spaces provided (157) requires that a minimum of 6 handicap accessible parking spaces be provided. Please revise drawing and calcs. Also, dimension the width of van accessible parking spaces and access aisles. IBC & ANS 14. Per MS&R Plan, Broadway Blvd has a future full right-of-way of 150 feet and 75-foot half right-of-way. Please revise drawing by adding the future north half right-of-way for Broadway Blvd. Also, revise future curb location if different from existing curb, and add future SVT's. DS 2-02.2.1.A.19 & .A.10 15. Provide a copy of recorded cross-access agreement with the property to the west. Add recordation information to the drawing. DS 2-02.2.1.A.20 16. Provide recordation information (docket and page) for the utility easement located along the north property line. DS 2-02.2.1.A.20 17. Dimension the width of the southernmost ingress-egress point to Camino del Norte. DS 2-02.2.1.A.11 18. The zoning of the parcel to the west is split by the continuation of the zoning boundary which runs across the project site. Please revise the adjacent zoning to the west to show that it is zoned C-1 and R-1. DS 2-02.2.1.A.28 19. If any new free-standing outdoor lighting or signage is proposed for this site, please label/detail on the site plan. If the elongated rectangle near the new lobby entrance is a sign, please label as such. Broadway Blvd. SITE PLAN (First Review) T-14-S, R-14-E, Section 09 RESUBMITTAL REQUIRED: SITE PLAN (SP). Please address the following review comments prior to the next submittal. SITE PLAN: 1. Show the percentage of the cross slopes of the P.A.A.L. A typical cross section would suffice. 2. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S 3-01.4.4.F 3. Any work done in the Public right of way will require a separate permit. Call Department of Transportation 791-4942 for permit requirements. 4. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways and utility line. 5. Please show property description per D.S. 2-02.2.1.1. 6. Where is the refuse container? A retention basin is required per the Stormwater Detention/Retention manual Chapter 2.2. Please address. 11. Call out COT details when being used, i.e. vertical curbs and HC ramps. 12. Add note "Depress all landscaped areas max. 6" for water harvesting". 13. Show existing and future sight visibility triangles per 2-02.2.1.10. 14. Where are keynotes 6, 8, 15 used. 15. The minimum inner turning radius is 36' per D.S.6-01.0. 16. Complete slope arrow in Trash Enclosure Detail. 17. List the cut and fill quantities per D.S. 2-01.2.1.17. 18.
