08/16/2002 | DAVID RIVERA | ZONING | REVIEW | Denied | FROM: David Rivera FOR: Patricia Gehlen Senior Planner Principal Planner PROJECT: T02CM03793 Residential Care Services Physical and Behavioral Health Service 2502 N Dodge Boulevard TRANSMITTAL: August 16, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Although the proposed use does constitute a change of use the parking lot is to be re-striped and therefore must meet code requirements such as parking spaces dimensions, PAAL widths, Handi-cap Parking spaces etc. Based on the number (183) of provided vehicle parking spaces as noted in the calculations block, six (6) accessible (handi-cap) parking spaces must be provided. Five spaces have been labeled as accessible; one additional space is required. The previous plan does not indicate that the sidewalks meet accessible slope requirements. Please label the slopes of the existing or proposed ramps from the accessible parking spaces to the onsite pedestrian circulation. All ramps must meet the minimum slope requirements of 1:12 2. The building square footage of the building is noted as 76,000. All residential care service facilities greater than 5000 square feet gross floor area must be provided with loading zones. Per LUC section 3.4.5.4 table 4, facilities with 75,000-sq. ft. to 150,000-sq. ft. must be provided with three (3) 12 feet by 35 feet loading zones. List in the calculation block the number of required and provided loading zones. The loading zones must be shown, labeled, and dimensioned on the plan. The maneuverability in and out of the loading zones must be demonstrated. If you have any questions about this transmittal, please call David Rivera, (520) 791-5608.
