IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

SITE PLAN:

1. SHOW COMPLIANCE WITH R303.1 PROVIDING NATURAL LIGHT INTO ROOMS (8%). EXISTING BEDROOM

2. SHOW COMPLIANCE WITH R310 PROVIDING EGRESS FROM BEDROOMS. EXISTING BEDROOM
- MAXIMUM SILL HEIGHT OF 44"
- MINIMUM NET CLEAR AREA OF OPENING OF 5.7SF.
- MINIMUM NET CLEAR DIMENSIONS OF OPENING OF 24" HEIGHT BY 20" WIDTH.

3 . LOCATE AND IDENTIFY SHEAR WALL TYPES AND LOCATIONS.

STRUCTURAL PLANS:

1. SPECIFY DESIGN CRITERIA ON PLANS. VALUES FOR FLOOR DEAD LOAD AND LIVE LOAD, ROOF DEAD LOAD
AND LIVE LOAD.

2. DETAIL ALL CONNECTIONS AND CROSS-REFERENCE TO THE FOUNDATION AND FRAMING PLANS:
- RAFTERS TO BEAM OR GIRDER TRUSS
- 2X10 HIP RAFTER IS INADEQUATE

3. NOTE AND DETAIL TIE STRAPS FRAMING ANCHORS AND JOIST HANGERS BY TYPE, SIZE AND REQUIRED
ATTACHMENT TO FRAMING MEMBERS.

4. ON THE FLOOR FRAMING PLAN, NOTE AND DETAIL DOUBLE JOISTS PARALLEL TO BEARING PARTITIONS,
DOUBLE TRIMMERS AND HEADER JOISTS AT FRAMED OPENINGS, FRAMING ANCHORS FOR TAIL JOISTS AND
HEADER SUPPORT, AND BRIDGING OR BLOCKING AT THE ENDS AND BEARING POINTS OF THE FLOOR JOISTS.

5. PROVIDE BRACING DETAILS AND NOTES FOR EXTERIOR FRAME WALLS AND MAIN CROSS-STUD PARTITIONS,
OR USE FULLY BRACED, PER R602.10.3. A MINIMUM PANEL WIDTH OF 48" IS REQUIRED TO EFFECTIVELY
BRACE THE PARTITION. SEE TABLE R602.10.3, CATEGORY "C". IF BRACING DOES NOT COMPLY, PROVIDE A
LATERAL ANALYSIS OR ALTERNATE DESIGN TO BE REVIEWED BY THE PLANS EXAMINER. WIND FORCES

4. PROVIDE PRESSURE AND TEMPERATURE RELIEF VALVE AT WATER HEATER.

5. NOTE ON PLANS THAT SHOWER AND TUB / SHOWER COMBINATIONS THAT HAVE INDIVIDUAL CONTROL
VALVES SHALL BE OF THE PRESSURE BALANCE OR THERMOSTATIC MIXING VALVE TYPE.

MECHANICAL PLANS:
