02/05/2003 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.
CODE SECTION/ DEVELOPMENT STANDARD

1. As indicated in the previous comment, the lot combination covenant must be recorded. Provide proof of recordation (i.e. receipt of recordation and copy of signed covenant or original copy of recorded covenant with the docket and page noted on each sheet).
D.S. 2-02.2.1.A.2

2. The proposed land use noted under the code review block on sheet A1 (Commercial Storage) differs from the proposed land use noted in each building footprint of the site plan (Manufacturing). Revise for consistency. If the proposed use is commercial storage please revise the parking calculation to be based on commercial storage requirements. If the proposed use is manufacturing, indicate what type of manufacturing is proposed. Refer to L.U.C. Sec. 2.7.2.2.A for manufacturing land class designations.

D.S. 2-02.2.A.3,.4,.5

3. All requested changes must be made to the site and landscape plans.
D.S. 2-07.2.1.A

4. Review of this plan by the Zoning Review Section may be done over the counter. Please contact Dan Castro to set an appointment.
02/10/2003 JOE LINVILLE LANDSCAPE REVIEW Denied The remaining comment from the previous review has not been addressed successfully: "City Engineer approval is required in order to locate a portion of the required landscaping within the adjacent City right of way. Provide documentation of any approvals. Plan cannot be approved by this section without verification. LUC 3.7.2.4.A.2"

The necessary documentation includes a signed statement from the City Engineer that allows code-required landscaping within the City right-of-way. Previous approvals for neighboring projects are not necessarily applicable to this project.
