COMMENTS: Please attach a response letter, with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. Please attach the first review redlines as reference.

1. Per information attained from the Assessor's Office via internet, this parcel appears to have been split or proposed to be split. If this parcel has been split please provide all documentation that indicates that the City Of Tucson approved the lot split. If the lot has not been split, a lot split application must be filled out and the proper information to determine whether the lot split may be approved must be provided. See attached check list regarding lot splits. Also per the 1998 orthophoto aerial it appears that other structures are on the parcel. How will the lot split affect existing development, building setbacks, lot coverage, density calculations etc. Additional drawings regarding the lot split may be required to demonstrate compliance for the existing development.

The new legal description of the parcel based on the proposed split must be added to the site plan.

4. As indicated in comment one, it appears per the 1998 aerial that existing buildings exist on the site. Please clarify if the buildings are to be removed, if so please label the existing buildings and label to be demolished.

5. The building setbacks cannot be verified because the actual building height has not been added to the plan. If the maximum building height of 25 feet allowed for this development is to be used the, minimum building setback for the two story structure is eighteen (18) feet nine (9) inches. Please revise the building setbacks as required to meet compliance. The actual building height for the one and two story structure must be included as a note and dimensioned elevation drawings must be included with the next site plan submittal. The note should specify the highest point of the structure based on the finished grade to the top of the gable or parapet wall

Please include under site data note seven, for the front setback, (20' or 1-1/2 the height).

6. The number of parking spaces is calculated on the number of bedrooms per unit. Based on the calculation provided sufficient parking spaces have been provided to meet compliance. The number of ADA parking spaces has also been met.

Per the Land Use Code section 3.2.5.3.C, Detached accessory structures are not allowed in the buildable area extending the full width of the lot between the principal structure and the front street lot line, except for terraces and steps not over three (3) feet high above the natural grade, paved areas, and fences or walls. The proposed detached carport in front of the principal structure does not meet compliance with this section of the land Use Code and must be removed.

All parking spaces that abut a sidewalk must be provided with wheel stop barriers which must be located two and one-half feet from the front of the parking space or the sidewalk that abuts the parking spaces must be a minimum width of six and one-half feet. Revise as required. (See D.S. 3-05.2.3.C.1-.3) Revise the parking space detail drawings as required.

7. A fully dimensioned detail drawing of the bicycle parking facility must be added to the plans. The detail drawing should be at a larger scale for clarity. Please see Development Standards 2-09 for information regarding bicycle spacing, lighting, and access aisle etc.

8. Pedestrian circulation on this site must be continuous throughout the site and to the street sidewalk. Per the site plan drawing, it appears that entry doors will be provided along the north, east, and south sides of the building. The sidewalks must be provided from these doors and must connect to the onsite pedestrian circulation. The minimum width of the required sidewalk is four feet.

The sidewalk along the north side of the building that's provides the continuous circulation and ADA accessibility must also be four feet in width. The ramps at a 1:12 slope and based on a four inch thick concrete sidewalk must be a minimum of four feet in length. Please revise the sidewalks appropriately and revise and dimension the detail drawing on sheet C2. The sidewalk is part of the pedestrian circulation and must comply with both the Land Use Code for width and with the ADA standards for ramp slopes. Add to the site plan a handi-cap sign and label.

9. If applicable indicate the location, size, and type of existing or proposed freestanding signage. Also if applicable, indicate the type and location of any proposed freestanding lighting.
