1. A Flood Use Permit is required prior to Site Plan approval.

2. The future right-of-way for Stone is 120 ft. (intersection widening based on a mid-block width of 90 ft.).

3. The future right-of-way width for Fort Lowell is 130 ft. (intersection widening based on mid-block width of 100 ft.).

4. The minimum sidewalk width on a major streets and routes (MS&R) street is 6 ft. Both Stone and Fort Lowell are MS&R streets. The sidewalk location on Fort Lowell is 2.5 ft. from face of future curb. Face of future curb is 11 ft from future right-of-way. The sidewalk location on Stone is 1.5 ft. from face of future curb. Face of future curb is 10 ft. from future right-of-way.

5. Show the existing and future sight visibility triangles at both driveways and the corner of Fort Lowell and Stone. DS 2-02.2.1.A.10

6. There must be a minimum of one-foot separation between the four-foot wide sidewalk and any adjacent structure. The proposed sidewalk on the east side of the building is only 4'-7".

7. Hydrology report is required. Show limits of the 100-yr. floodplain and water surface elevations. Discuss encroachment of the building addition in the floodplain. Establish finish floor elevations which assure that the structure is free from flooding during a 100-yr. flood. Discuss proposed on-site drainage. 8. Enclosures for dumpster containers require steel pipes between the container and the enclosure's rear and sidewalls. DS 6-01.4.2.C.2
