PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

FLOOR PLANS:

1. PROVIDE ALL WINDOW SIZES AND TYPES, AND DESIGNATE THE OPERABLE PORTION OF WINDOWS.

2. INDICATE IF EXISTING WINDOWS ARE TO BE ENCLOSED

3. OPENING FROM EXISTING TO NEW ADDITION.

4. INDICATE WHAT KIT IS TO BE CONVERTED TO-ALSO SHOW COUNTER SPACE IN FUTURE KIT.

FOUNDATION PLANS:

1. NOTE ON THE DRAWINGS THE ALLOWABLE SOIL BEARING PRESSURE USED IN THE DESIGN OF THE FOOTINGS,
OR STATE THAT THE ASSUMED VALUE OF 1500 PSF IS BEING USED, PER TABLE R401.4.1, A SOILS REPORT IS
NOT REQUIRED. IT IS UP TO THE DESIGNER/HOMEBUILDER TO BE AWARE OF THE SOIL AND CONDITIONS OF
THE SITE. IF SOIL TESTING HAS BEEN DONE, A COPY OF THE SOILS REPORT SHALL BE SUBMITTED WITH THE
CONSTRUCTION PLANS, AND THE FOUNDATION DESIGN SHALL REFLECT THE SOILS REPORTS
RECOMMENDATIONS.

2. NOTE AND DETAIL MINIMUM REINFORCING, OR PROVIDE CODE JUSTIFICATION OF ALTERNATE
- STEMWALL - TWO (2) #4 REBAR IN THE BOTTOM OF THE FOOTING AND ONE (1) #4 REBAR IN THE TOP OF THE
STEM WALL

STRUCTURAL PLANS:

1. SPECIFY DESIGN CRITERIA ON PLANS. VALUES FOR , ROOF DEAD LOAD AND LIVE LOAD.

2. PROVIDE COMPLETE ROOF AND FLOOR FRAMING PLANS. SHOW SIZE, SPACING AND SPAN OF ALL FRAMING
MEMBERS, TRUSSES, JOISTS, RAFTERS, BEAMS, GLULAMS, LINTELS, HEADERS, LEDGERS AND BLOCKING.

3. WOOD SILL PLATES SHALL BE FOUNDATION GRADE REDWOOD OR PRESSURE-TREATED WOOD PER R324.

PLUMBING PLANS:

1. NOTE AND SPECIFY ALL PIPING MATERIALS.

2. PROVIDE AN ISOMETRIC DRAWING OF WASTE LINES. SHOW SIZES OF WASTE LINES, VENTS AND REQUIRED
CLEANOUTS.

3. WATER LINE: PROVIDE TOTAL FIXTURE DEMAND & MAXIMUM DEVELOPED LENGTH

MECHANICAL PLANS:

1. THE ADDITION MUST BE PROVIDED WITH HEATING CAPABLE OF MAINTAINING A ROOM TEMPERATURE OF
68 DEGREES AT A POINT 3' ABOVE THE FLOOR PER R303.6. SIZE OF BASE BOARD HEATER

ELECTRICAL PLANS:

2. RECEPTACLE OUTLETS SHALL BE PROVIDED AT EACH KITCHEN COUNTER SPACE WIDER THAN 12", AND
SHALL BE INSTALLED SO THAT NO POINT ALONG THE WALL LINE IS MORE THAN 24" FROM A RECEPTACLE
OUTLET, PER E3801.4.1 SHOW FUTURE COUNTER SPACE ON DRAWINGS- ALSO INDICATE WHT EXISTING KIT. IS BEING CONVERTED TO BE CONVERT TO

3. ALL RECEPTACLE OUTLETS IN BATHROOMS, KITCHENS, UNFINISHED BASEMENTS, GARAGES OR CARPORTS,
AT GRADE LEVEL AND WITHIN 6' OF A WET BAR OR KITCHEN SINK SHALL HAVE GROUND FAULT CIRCUIT
INTERRUPTING PROTECTION. NOTE ON THE DRAWINGS AT EACH OUTLET REQUIRING SUCH PROTECTION,
PER E3802.

MODEL ENERGY CODE:

1. PROVIDE ENERGY CALCULATIONS PER THE 1998 IECC, OR COMPLY WITH IRC CHAPTER 11.

2. CALL OUT ON THE PLANS THE "R" VALUES OF INSULATION, AS WELL AS THE "U" VALUES OF THE WINDOWS
AND DOORS IN CONFORMANCE WITH THE ENERGY CALCULATIONS PROVIDED.
