All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: q There are no general comments to be addressed. ARCHITECTURAL: q Indicate the location of gas, water, electric and sewer or septic lines on the property, and where they enter the building. Provide the location of your water meter and septic system if it exits. This previous comment has not been addressed. q Separation (fire rated walls) between the dwelling units must be provided [2000 IRC Sec. R321.2]. The wall or walls between these dwelling units need to be fire rated. Based on the current drawings, the wall needs to be a 2-hour wall [2000 IRC Sec. R321.2, Exception]. Penetrations in this wall will be limited to electrical boxes. Further, since a parapet has not been extended above the roof at these separation walls, the sheathing on either side of the each wall needs to protected for a span of 4'-0" [2000 IRC Sec. R321.2.2 Item 2, Exception]. This previous comment has not been addressed. A note has been added to the plans which basically states to meet the code, however Detail "A" on Sheet 6 of 10 "as detailed" does not meet code! Modify the detail to meet the code. q Provide a lighting calculation for the habitable rooms in the basement which are not provided with natural light equal to or not less than 8% of the floor area [2000 IRC Sec. R303.1]. One of the basement offices and all of the recreation areas are windowless. This previous comment has not been addressed. q How is outside air being provided through the whole house mechanical system in lieu of providing natural ventilation into all habitable rooms through openings not less than 4% of the floor area [2000 IRC Sec. R303.1]? One of the basement offices and all of the recreation areas are windowless. This previous comment has not been addressed. A note has been added to the plans which states to scuttle air to the basement, however specifically how much outside air is to be provided to meet the outside air requirement? How is this outside air being introduced? What size are the ducts providing this air requirement? STRUCTURAL: q The structural calculations contain an analysis for the basement walls and footings. Where is this foundation design described on the plans? The footings in the sections look nothing like the footings described in the analysis. Further, there is no steel mentioned on the plans for any of the concrete or masonry construction. This previous comment has been partially addressed. The footing detail in the structural calculations on Page 15 show 8 #5 bars continuous while Detail "C" on Sheet 6 of 10 shows 5 #4 bars (and not referenced as continuous). And is it also the builders intention to use #8 bars also in the footing in the other direction? Please correct and clarify. q Provide structural calculations or third party testing information for the KC Panel system demonstrating code compliance as an alternative material [2000 IRC Sec. R104.11]. This previous comment has been partially addressed. It has been stated in the response letter by Ahmed that information has been submitted to David Mann by Craig Boydell a couple of weeks ago. We will need a copy of that submittal along with an approval signature from David Mann before the permit can be approved. q The lateral analysis indicates 5/8" diameter sill bolts. What is the spacing? Where is this on the plans? This previous comment has been partially addressed. Detail Q on Sheet 5 indicates in one location that the bolts are to be 24" o.c. and 10" long while in another location on the same detail the note reads 32" o.c. and 12" o.c. Please clarify which it is. q Where is the lintel or header information indicated in the structural calculations indicated on the plans? This previous comment has been partially addressed. Provide a detail that shows how this lintel is installed. For example, how far into the cmu wall do the ends of the lintel bear? Please clarify. PLUMBING PLANS: q Provide a waste line diagram (isometric or plan view) indicating sizes of all waste piping, vents and locations of floor drains, clean outs, and ejectors. This previous comment has not been addressed. q Provide a water line diagram (isometric or plan view) indicating the size of all lines along with the total fixture demand and maximum developed length [1994 AzUPC Sec. 610 and Tables 6-3 and 6-4]. This previous comment has not been addressed. q The sewer sump detail is not complete. Address the requirements for backwater check valves and over sizing the gravity line that is to receive the discharge from the sump [1994 UPC Sec. 710.2 through 710.11 with State of Arizona amendments]. What size is the sump? Provide product literature for this listed product. This previous comment has not been addressed. MECHANICAL PLANS: q How is outside air being provided to those habitable rooms that are not provided with operable openings [2000 IRC Sec. 303.1]? This item is noted earlier and regards one of the basement offices and all of the recreation areas, which are windowless. This previous comment has not been addressed. ELECTRICAL PLANS: q Receptacles shall be installed so that no point along a wall space in no more than 6 feet measured horizontally from an outlet in that space [2000 IBC Sec. R3801.2.1]. Any wall space that is 2 feet long or longer requires at least one receptacle [2000 IRC Sec. R3801.2.2]. There are several locations where this requirement has not been met (each of the recreation areas near the bathrooms and the wall in the bedrooms under the stairs to name a couple). Add receptacles to meet this code requirement. This previous comment has been partially addressed. Since receptacles have been added, please provide circuiting information for these new receptacles. MODEL ENERGY CODE: q Call out on the plans the "R" values of all insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided or prescriptive requirements. For example, is there any roof insulation? Please clarify. This previous comment has been partially addressed. What are the "U" values for the windows and doors? -End of Review- |
