PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

2. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

FLOOR PLANS:

1. PROVIDE ALL WINDOW SIZES AND TYPES, AND DESIGNATE THE OPERABLE PORTION OF WINDOWS PER R308.4.

2. DETAIL AND SPECIFY STAIR RISE AND RUN (MINIMUM 10" TREAD DEPTH AND 7 ¾"
MAXIMUM RISER HEIGHT PER R314).

STRUCTURAL PLANS:

1. ROOF FRAMING KEY NOTES #8 AND #9; AN 8" ANCHOR BOLT DOESN'T AFFORD 7" OF EMBEDMENT. ALSO 5/8"DIAMETER @ 24" O.C. CONFLICTS WITH I.R.C. FIGURE R606.10(1). PLEASE JUSTIFY.

2. PROVIDE A CONNECTION FOR THE 2X10 TO THE T.J.I. IN DETAIL 3/A-4.

3. JUSTIFY THE I.C.F. LINTELS. IS THE "ECO-BLOCK" WIDE ENOUGH TO USE THE MASONRY LINTELS? PLEASE SPECIFY AN ECO-BLOCK WIDTH AND ASK MR. RICHARDSON TO REVIEW FOR USE OF HIS LINTELS.

4. PROVIDE STAIRWAY CONNECTIONS.

PLUMBING PLANS:

1. PROVIDE "D. W. & V." AND SUPPLIES TO THE LAUNDRY SINK.

2. PLEASE INVESTIGATE THE AVAILABILITY OF 1" WATER METERS AND ADJUST THE WATER SERVICE LINE TO ACCOMMODATE THE FIXTURE UNITS IF THE 1" METER ISN'T AVAILABLE.

MECHANICAL PLANS:

1. PROVIDE A DRYER EXHAUST VENT.

ELECTRICAL PLANS:

1. PLEASE CHECK THE LOCATION OF THE DRYER RECEPTACLE.

2. NOTE THE LIGHTS OVER THE TUB AND SHOWER AS BEING SUITABLE FOR USE IN A WET LOCATION.
3. NOTE THAT LIGHT FIXTURES IN CLOTHES CLOSETS SHALL BE INSTALLED IN ACCORDANCE WITH E3903.11.
