According to City Flood Hazard Maps, this site is in the flood hazard area of Simpson Wash (wash runoff is about 268 cubic feet per second) regulatory flow. For those watercourses where regulatory floodplains are not delineated on the Federal Emergency Management Agency (FEMA) maps, the regulatory floodplains shall be determined by engineering studies. An engineering study shall meet the requirements of these regulations and shall include hydrologic and hydraulic analyses prepared by a state registered professional civil engineer and approved by the city engineer. Sec. 26-3 2. A Hydrology Report is required, in order to determine if the site is impacted by the regulatory floodplain and to determine if the proposed development encroaches in that floodplain. 3. If the site is impacted by the regulatory floodplain, and the proposed structure is in the floodplain, a Floodplain Use Permit shall be required to ensure that the proposed building finished floor elevation is one foot above the regulatory flood elevation and the proposed improvements do not raise the flood elevation more than one tenth of a foot. |
