| 06/17/2002 | DAN CASTRO | ZONING | REVIEW | Denied | COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD 1. Since the site is comprised of three (3) lots, lot combination is required for this site. Attached is a copy of the covenant prepared by the City Attorney's Office, which must be recorded prior to site plan approval. D.S. 2-02.2.1.A.2 2. Note the proposed building height. Building setback requirements may not be verified for compliance until this information is noted on the plan. D.S. 2-02.2.1.A.6/ D.S. 2-02.2.1.A.7 3. a) The number of vehicle parking spaces shown on both present and future site plans, do not match the "provided" number noted under the vehicle parking calculation. Revise for consistency. b) The MS&R adjustment calculation is incorrect. Note the correct adjustment calculation and ratio. The calculation requires that the vehicle parking ratio for retail (200) be added to the adjustment factor (.280), thus totaling 256. The ratio then becomes 1 parking space per 256 GFA/sq. ft. c) Wheelstops must be located two and one-half (2½) feet in front of the parking space. Parking space detail indicates three (3). D.S. 2-02.2.1.A.8/ D.S. 2-02.2.2.A.4/ L.U.C. 2.8.3.7 L.U.C. 3.3.4/ D.S. 3-05.2.3.C.2 4. Per L.U.C. 3.3.3.5, a minimum of two (2) bicycle parking spaces is required. D.S. 2-02.2.1.A.9/ D.S. 2-02.2.2.A.4/ L.U.C. 3.3.3.5 5. If applicable, provide a detail of proposed freestanding signage and outdoor lighting on the site plan. D.S. 2-02.2.1.A.13/ D.S. 2-02.2.1.A.25 6. If applicable, all existing or proposed easements must be shown on the plan including width, type, and recording docket and page reference. D.S. 2-02.2.1.A.20 7. Note the zoning classifications of the adjacent parcels to the north and east of the subject property on the site plan. D.S. 2-02.2.1.A.28 8. Note the existing use and proposed use as listed under L.U.C. 2.5.4.2.B.3. "General Merchandise Sales, subject to Sec. 3.5.9.2.A. D.S. 2-02.2.1.A.31 9. Note the gross site area. D.S. 2-02.2.2.A.1 10.
