CODE SECTION/ DEVELOPMENT STANDARD 1. Per LUC Sec. 3.2.6.4 perimeter yard indicator "DD", a 21 foot building setback is required from the north property line to the proposed building. D.S. 2-02.2.1.A.7/ L.U.C. 3.2.6.4 2. The rights-of-way dimensioned on both the existing and future site plans do not appear to be correct. Per the Major Streets and Routes (MS&R) plan, Alvernon Road is designated as a 120 foot MS&R r.o.w. The existing site plan shows a 60' foot half r.o.w. and the future site plan changes to a 65' ½ r.o.w. Pima Street on the other hand is designated for a 76 foot r.o.w. The existing site plan shows a 59 foot ½ r.o.w. and the future site plan changes that to a 50 foot ½ r.o.w. Please explain the discrepancy in the r.o.w. shown on both plans. D.S. 2-02.2.1.A.8/ D.S. 2-02.2.2.A.4/ D.S. 3-05.2.2.D 3. Rectify the future curb location along Alvernon Road. MS&R face of future curb is to be located nine (9) feet (street side) from the future property line. D.S. 2-02.2.1.A.21 4. Both existing and future site plans show a sign located in a sight visibility triangle. Per D.S. 3-01.5.1.A.1, lines of sight may not be obscured between 30 inches and six (6) feet through a triangular area adjacent to a street. D.S. 2-02.2.1.A.13/ D.S. 3-01.5.1.A.1/ D.S. 2-02.2.1.A.25 5. Accessible ramp is required to have a minimum four (4) wide ramp landing at the top of the run. ICC/ANSI A117.1-1998 Sec. 405.7 6. Attached is a copy of the City of Tucson Major Streets and Routes Covenant, which must be signed, notarized, and recorded. Please refer to that last sheet of the covenant for additional documents needed for recordation. The covenant must be recorded prior to final site plan approval by the Zoning Review Section. 7. R.O.W. widening stamp will be placed on the existing site plan by the Zoning Review Section. This is required to advise the owner that all improvements within the future right-of-way will be required to be removed at time of road widening at no expense to the City of Tucson. 8. Since a variance will be applied for, please list the case number, date of approval, variances granted, and conditions imposed on both existing and future site plans. 9.
