Lot combination documents were not found with the resubmitted site plan. Please provide the following documentation to the Zoning Review Section for review: a signed, notarized and recorded covenant and approved Pima County Tax Combination Form. DS 2-02.2.1.A.2 2. The existing SVT's for the intersection of 20th St and 7th Ave must be added to the plan. Also, the SVTs provided at the access drive are drawn incorrectly. The stem side must be dimensioned at 20 feet, not 10 feet as shown. Please revise. DS 2-02.2.1.A.10 & .21 3. Per LUC 2.3.6.1.A.4, the proposed residential use is subject to LUC 3.5.7.1.F. Please add a note which details these restrictions. DS 2-02.2.1.A.28 4. Provide a minimum three-foot deep back-up spur at the south end of the parking lot. In addition, three (3) feet is required between the end of the backup spur and the proposed wall to allow for vehicle overhang. 3-05.2.2.D 5. Add the existing use of the property. DS 2-02.2.1.A.31 6. The location of the wall shown on the site plan (along the south edge of the parking lot) is not consistent with the location of the wall on the landscape plan (along the south property line).
