06/04/2002 JOE LINVILLE LANDSCAPE REVIEW Denied A landscape plan per DS 2-07.2.0 is required. This project is subject to the provisions of LUC 3.7 which provides for landscaping and screening. See also Development Standards 2-06 & 2-07. Resubmitted plans will not be accepted without the required landscape plans. An OK to submit is required from the Landscape Section Staff.

A cursory review of the plans revealed the following design considerations and plan requirements that should be incorporated in to the landscape plans, additional comments may be forthcoming based on review of those plans.

Include the zoning of adjacent properties and identify Russell Avenue on the plans. Landscape and screening requirements are based upon the adjacent street or zone. LUC Table 3.7.2-I, DS 2-07.2.1.

Minimum 10' wide street landscape borders are required along 7th Avenue, 20th Street, and Russell Avenue. LUC 3.7.2.4
The borders must include 1 tree for every 33 feet and groundcover plantings for 50% of the area.

The refuse enclosure must be screened completely. The opening must include a 6' high screen or a 6' high screen must be located between the southern property line and refuse storage location. LUC 3.7.3 In addition the proposed walls must measure a minimum of 6' high from design grade.

All areas of the site and the adjacent right of way areas, not developed or covered with plant materials must be treated with an appropriate inorganic material, such as decomposed granite. The landscape plans should indicate the type of treatment proposed for all areas of the site where permanent improvements are not indicated. LUC 3.7.2.7

A minimum 30" high screen will be required to screen all vehicular use areas from adjacent streets. LUC 3.7.3, LUC Table 3.7.2-I The screening must be located on the development side of the street landscape border.

Per LUC 3.7.2.3 one canopy tree is required to be planted within the vehicular use area in an appropriate planter area.

The harvest area shown on sheet D2 must be landscaped and include an appropriate dust control material. Identify on the landscape plan proposed plantings and groundcover materials. LUC 3.7.4.3, DS 10-01.0
