11/12/2002 LAITH ALSHAMI FLOODPLAIN REVIEW Denied Laith Alshami, Floodplain Comments, 11/19/2002:

1- According to the Arroyo Chico Basin Study, the 100-year Naylor Wash runoff that may potentially impact the site is 857 cfs. It also appears from the contoured aeriels that Naylor Wash 100-year surface flow splits upstream of the subject development where part of the runoff joins the local drainage in 29th street. Provide a comprehensive drainage study that models Naylor Wash 100-year runoff and determines its impact on this parcel.
2- In case it was determined that 100-year floodplain does impact the subject development, perform an encroachment analysis for the proposed improvements.
3- A floodplain use permit shall be required in case the 100-year floodplain does impact the site. There is also a $150 drainage report review fee and a $50 floodplain use permit application fee required in case the site is impacted by the floodplain.
