Benson Highway Site Plan Review (1st review) TRANSMITTAL: May 7, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project is being reviewed as a change of use. Full code compliance is required. (DS 2-02) 2. Please add property legal description to the plan. (DS 2-02.2.1.A.2) 3. The Assessor's records show the address of the property to be 1315 E. Benson Highway. Please verify address and revise site plan. (DS 2-02.2.1.A.3) 4. The dimensioned existing (150') and future (120') right-of-way widths for Benson Highway are shown as extending to the same points on each side of the road. In addition, the centerline location is not clear. Please clarify the location of centerline, existing and future ½ ROW. (DS 2-02.2.1.A.19) 5. Please clarify the proposed use of the existing vacated residence. The gross floor area of this building area must also be included in the parking calculations. The area shown as outdoor granite storage must be dimensioned on the site plan and the square footage included in the parking and loading zone calcs. Revise general notes 5 and 18 accordingly, and if necessary, revise general note 7. (LUC 3.3.3.7.C & DS 2-02.2.2.A.4) 6. The on-site pedestrian circulation system must connect to the granite storage area on the west side of the PAAL. The pedestrian path must also be revised so as not to pass through the area where the solid waste truck would be situated when collecting the refuse. (DS 2-08.3.1 & .4.1) 7. The standard length of the vehicle parking space is dimensioned and the width of handicapped parking spaces is dimensioned. Also, dimension a typical standard parking space on the plan at a minimum of 8 ½ feet in width. (LUC 3.3.7.2.A) 8. Benson Highway is a designated MS&R. Revise general note 4 to state that the required street perimeter yard setback is the greater of twenty-one (21) feet or the height of exterior building wall from the back of future curb location. (LUC 3.2.6.5) 9. Dimension the wheelstops from the front of parking spaces. Wheelstops must be located two-and-one-half (2½) feet from the front of the parking spaces. (DS 3-05.2.3.C.2) 10. Indicate the location of doors in the proposed new buildings. If the sidewalk adjacent to the south side of the 3,500 square foot building is to provide access to an entrance door between the loading and the building, the bicycle parking must be relocated. A minimum of 4 feet clear for pedestrian circulation must be maintained adjacent to the bicycle parking. 11. If easements exist on the site, please show their location, type, width and provide recordation information. (DS 2-02.2.1.A.20) 12. If free-standing outdoor lighting is proposed for this site, please detail on the site plan.
