07/23/2002 | DAVID RIVERA | ZONING | REVIEW | Denied | TO: Steve Kennedy 4450 N 12th ST. #120 Phoenix, AZ 85014 (620) 264-1955 FROM: David Rivera Senior Planner FOR: Patricia Gehlen Principal Planner PROJECT: T02CM02023 1575 E. 36th St New Public Library Site Plan Review (2nd review) TRANSMITTAL: July 23, 2002 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. CODE SECTION/ DEVELOPMENT STANDARD 1. After reviewing the previous plan, phase one (Not the official approved and stamped plan) for pedestrian circulation compliance and required sidewalks from both Kino Boulevard and 36th Street to the existing development, it appears that the sidewalk from Kino was never provided. Development Standards 2-08.4.1.A requires that, at least one (1) sidewalk will be provided to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). The sidewalk should be located to minimize any conflict with vehicular access to the project. A sidewalk from the Kino Boulevard right-of-way must be provided to the new library and must be interconnected with the onsite pedestrian circulation. Please show and dimension the required sidewalk. (Previous Comment: Please delineate or define the area proposed as the continuous pedestrian circulation to the existing development. DS 2-02.2.1.A.12 If you have any questions about this transmittal, please call David Rivera, (520) 791-5608. DGR C:\planning\DSC\T02CM02023a.doc |
